Taking over a market garden for sale in Savoie means settling in a department where vegetable growing keeps to the valley floors and the lower terraces: the Combe de Savoie between Montmélian and Albertville, the Chambéry plain, the Chautagne north of Lac du Bourget, and the western hills towards Yenne and Novalaise. Holdings reach this page by three routes: growers preparing their exit, firms specialising in rural property, and notaries. Every description sets out the area worked, how much of it is under cover, the water that can be drawn, and the sales channels already running. You will find them too among our market gardens and nurseries for sale.

Sales particulars say nothing about what Savoyard land is really worth, about the districts where holdings come up, about how worn a set of structures has become, or about the approvals a handover still has to clear. This page fills those gaps. For shaping the project, choosing a legal form and building the funding plan, our white paper « Créer une exploitation agricole » (in French) takes over.

Land prices for market gardens and nurseries in Savoie (73) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €4,328/ha in Savoie (73), an average of €4,986/ha and 23 sales; 80% of transactions settle between €2,035 and €8,340/ha, against a national median of €5,307/ha. * Fewer than 30 recorded sales: indicative value.

On the SAFER side, the value of vacant land and pasture is set at €5,100/ha for 2025, moving -9.3% over a year and +5.2% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

Beyond hectares, value rests on the tool and on the outlet. Buyers look at the age of the glasshouses and multi-span structures, how the tunnels are holding, the heating and thermal screens, the growing benches of an ornamental site, the borehole and its abstraction licence, the layout of the drip lines, then the washing station, the cold store and the standing ground for young plants. Last comes the goodwill: weekly markets, box schemes, garden centres, catering for the ski resorts. Place the asking price on our land price observatory, then test your takeover plan with our financial calculators.

What makes a market garden for sale in Savoie distinctive

Structures, water and equipment: what carries the asking price

On the plain as in the valleys, a viewing starts under cover. Cold tunnels pitched on alluvial ground, film-clad multi-span houses, heated glass on an ornamental business: note when they went up, the gutter height, how the film is holding, whether venting is automated, whether thermal screens are fitted, and what the heating burns. An ornamental greenhouse business is judged instead on its benching, heated floor, potting area and young plant production. Irrigation weighs as much as the buildings: where the water comes from, the flow available in a dry spell, the condition of the borehole, a valid abstraction licence, and how the drip lines run field by field.

Downstream kit often separates two holdings advertised at the same level: washer, grader, cold store, a packing room that meets hygiene rules, forklift, delivery van. A plant nursery for sale is judged in addition on its living stock, its age and its health status. Where a dwelling house forms part of the sale, ask for an item-by-item breakdown at the first visit: in Savoie the house follows a tight residential market, far removed from the earnings logic that governs the production tool.

Combe de Savoie, Chautagne and the western hills

The Combe de Savoie, between Montmélian, Grésy-sur-Isère and Albertville, combines deep alluvial soils with water within reach: this is where a vegetable farm of any size most often changes hands. The Chambéry plain and the shores of Lac du Bourget live off peri-urban growing sold direct, on small, contested plots. The Chautagne works its drained low ground north of the lake. The western hills, towards Yenne and Novalaise, offer more affordable area to anyone willing to lengthen the delivery round. In the Tarentaise and the Maurienne, smallholdings predominate and serve the resort trade.

The Savoyard constraint is well known: flat ground is scarce and building competes for it. An irrigated plot on the valley floor, on the edge of Chambéry or Aix-les-Bains, trades in a register that area alone does not explain. Buyers with limited means widen their search westwards, while a site already equipped and supplying a settled clientele justifies its price through the trade it hands on.

Water, planning and handover: the checks to run

Water opens the list. Ask for the borehole declaration receipt or its abstraction licence, the flow genuinely available at low water, and the record of restrictions imposed by prefectural order in dry summers. Next, go through the commune's planning document: on the valley floor, a farmed plot may sit beside a growth area, carry a reserved siting, or fall under a flood risk prevention plan that limits new structures. Above a certain footprint a greenhouse calls for a prior declaration or a building permit; a frame erected without formalities weakens resale and insurance alike.

The sale falls under the structures control, the French authorisation regime for taking over farmland, and SAFER, the rural land agency, readily uses its pre-emption right around the towns. A let plot keeps its rural lease, which the incoming grower carries on unchanged. Call for soil analyses and a record of past treatments, above all where the site once produced ornamentals. If organic certification appears in the listing, have the certifying body confirm how long each field has been committed.

Retiring growers, rural property agencies and Savoyard notaries supply this selection. Narrow it with the filters for cropped area, budget and commune, compare several files before travelling, save an alert so you hear of each new sale as it appears, then widen the search to market gardens for sale in Auvergne-Rhône-Alpes.
