Few departments offer such a contrast of soils. A market garden for sale in Puy-de-Dôme may sit on the black earths of the Limagne, among the most fertile in France, on the light alluvium of the Allier valley, or on a slope above the Issoire basin. The department holds field vegetable farms, organic units grown under cover, ornamental horticulture businesses producing pot plants and cut flowers, and nurseries supplying garden centres and local authorities. Growers nearing retirement, rural agencies and notaries describe in each listing the structures, the irrigation and the outlets. They appear among our market gardens and nurseries for sale.

An asking price only makes sense against its local context. This page brings together land values in the department, a map of the growing areas, a method for assessing a set of greenhouses and the checks to run before signing. To prepare a setting-up project, our white paper « Créer une exploitation agricole » (in French) sets out legal forms, available support and the cash flow plan.

Land prices for market gardens and nurseries in Puy-de-Dôme (63) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €3,700/ha in Puy-de-Dôme (63), an average of €4,808/ha and 243 sales; 80% of transactions settle between €2,039 and €9,000/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €4,150/ha for 2025, moving -2.8% over a year and 0.0% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

What a buyer pays for beyond the land splits into several items. The cover first: multi-span houses, tunnels, heated glass, thermal screens, growing benches. Then water: a declared borehole, a current abstraction licence, the irrigation mains and drip lines, a buffer reservoir. Finally the downstream end: washing line, grader, cold store, standing ground for plants, and the goodwill built on regular market customers, producer shops, garden centres or school kitchens. Cross-check those benchmarks with our land price observatory, then cost the deal in our financial calculators.

What sets market gardens for sale in Puy-de-Dôme apart

Greenhouses, irrigation and the packing line

In the Limagne, soil quality is a given, so the real question is how it has been treated: soil structure, compaction of the deeper horizons, drainage, rotation history. The cover comes next: multi-span houses and tunnels dominate, sometimes alongside heated glass inherited from ornamental growing. Inspect the frame, the films, the venting, the heating and the electrical installation. Irrigation deserves close attention, as summers here run dry: where the water comes from, the real yield of the borehole, the validity of the abstraction licence, the state of the reels and how far the drip lines cover the beds.

The packing line often separates two otherwise comparable sites: washer, grader, trimming table, cold store, an approved room for direct supply, palletising equipment. A greenhouse business is also worth what its benches, shading, sub-irrigation, container beds and, where it exists, its public retail area are worth. If house, sheds and land are sold together, obtain a written breakdown of the price: a production tool and a home are not financed over the same terms or against the same security.

The Limagne, the Allier valley and the Clermont fringe

Vegetable growing centres on the Limagne and along the Allier, from Maringues and Lezoux down to Les Martres-de-Veyre, Vic-le-Comte and Coudes, on alluvium that irrigates easily. The Billom area, known for its pink garlic, combines field crops with mixed holdings. Further south, the Issoire basin and the Lembron country enjoy a dry, warm climate suited to summer vegetables. Around Clermont-Ferrand, from Riom to Cournon-d'Auvergne, green-belt farming supplies markets, box schemes and producer shops.

Westwards in the Combrailles and eastwards in the Livradois-Forez, both higher and wetter, holdings are mostly small direct-selling units. The price contrast is sharp between the black earths of the plain, sought after by arable farmers as well as growers, and the upland areas where land stays affordable but calls for sturdier structures and a shorter production calendar.

Water, planning and handover: the checks to run

Water availability is the central issue in the Limagne and the Allier valley, where summer restriction orders are frequent. Have the source of the abstraction spelled out, along with its licence, its permitted volume and whether it survives the sale. Then examine the local planning document: pressure on land around Clermont-Ferrand and Riom places some plots in development reserve, which weighs on any expansion plan. Finally, make sure the greenhouses, sheds and sales rooms already standing hold the consents matching the use they are put to.

Legally, the sale remains subject to the structures control, the French authorisation regime governing the takeover of farmland, and SAFER may exercise its pre-emption right; rented plots stay covered by their rural lease. Have the soils analysed and trace the crop protection history, particularly on former arable ground converted to vegetables. Lastly, question the seller about seasonal labour: the usual teams, available accommodation, how harvests are organised — none of which ever appears in a listing.
