Altitude governs everything here. A market garden for sale in Haute-Loire is judged first on its elevation, its aspect and the date frost releases the ground. Around Le Puy-en-Velay, in the Emblavez basin and along the Allier towards Brioude, growers work modest areas, much of it under cover, selling through markets, producer shops and public catering. A handful of ornamental horticulture businesses and nurseries supplying mountain species complete the picture. Sellers, rural agencies and notaries state in each listing the covered area, the water resource and the customer base attached. All of them appear among our market gardens and nurseries for sale.

Before committing you need to know what land is worth in the department, where holdings actually come up, how to assess structures exposed to snow and wind, and which checks the sector calls for. That is what this page sets out. To shape a setting-up project, our white paper « Créer une exploitation agricole » (in French) covers legal status, the farming qualification and the funding plan.

Land prices for market gardens and nurseries in Haute-Loire (43) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €3,487/ha in Haute-Loire (43), an average of €4,009/ha and 93 sales; 80% of transactions settle between €2,112 and €6,592/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €4,380/ha for 2025, moving +2.1% over a year and +10.1% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

At altitude, equipment counts for more than acreage. A site well supplied with firmly anchored tunnels, multi-span houses, or heated glass for raising young plants, secures a production calendar that the climate keeps short. Add the borehole and its licence, the drip system, the cold store, the washing line, the standing ground for plants, and the goodwill: box subscribers, regular market customers, catering or garden centre outlets. Position those values with our land price observatory, then test your funding structure in our financial calculators.

What sets market gardens for sale in Haute-Loire apart

Structures, water and equipment suited to upland conditions

An upland structure is not chosen like one on the plain: permissible snow load, wind resistance, quality of anchoring and the condition of the hoops and films come first. Check the ventilation, the doors, the automatic vents and, where heating exists, its output, its fuel and its servicing record. Heated glasshouses are mainly used to raise young plants in spring, and their value rests on that role. On water, the network must be protected against frost, and a borehole or river intake needs a licence in good order, transferable to the buyer without a fresh application.

Downstream kit stays modest in this department but decides how much labour a crop takes: washer, grading table, cold store, a compliant room for direct sales, a vehicle for delivery rounds. A greenhouse business adds growing benches, shading, container beds and sometimes a retail outlet open to the public, which is valued much like a shop. Where a listing combines house, buildings and land, ask for the price to be broken down item by item: lending terms differ markedly from one item to another.

Where holdings tend to appear

The Le Puy-en-Velay basin, known for its green lentils, also carries growers on the lower ground of the Emblavez and along the upper Loire towards Lavoûte-sur-Loire and Vorey. The Brivadois, around Brioude and the Allier valley, offers the most favourable conditions in the department: lower elevation, an earlier spring and workable alluvial soils. The eastern Velay plateau, around Yssingeaux, mixes grassland with small direct-selling units. The heights of the Mézenc and Meygal ranges lend themselves poorly to vegetable growing.

Supply is thin and scattered: the department has few specialist sites and many change hands privately. That reflects both the size of the holdings and steady local demand, supported by short supply chains and by the market towns that hold a weekly market. Widening the search to the Allier and Loire valleys markedly improves the chances of finding a site already equipped.

What to verify before taking over

Begin with climate and soil: the average date of the last frosts, aspect, slope, natural drainage and workable depth, which together set the range you can grow. Then check the water resource, its licence and its summer availability, since several watercourses in the department face recurring restrictions. Confirm that the existing structures were declared to the town hall, that the sales room meets the hygiene rules applying to direct supply, and that access stays usable in winter for deliveries as well as for incoming supplies.

On the land side, SAFER holds a pre-emption right and the takeover falls under the structures control, the French authorisation regime specific to farmland; a rural lease in force continues with the new operator. Ask for detail on the goodwill: which markets are held, what agreements exist with local authorities, how many box subscribers. If an organic conversion is under way, have the certifying body confirm how far it has run, and weigh the seasonal labour available in a thinly populated area.

What appears here comes from private sellers, rural estate agencies and notarial offices. Use the filters for area, price and production, stay in touch through an alert that flags every new listing, and extend your search where needed to the market gardens for sale in Auvergne-Rhône-Alpes.
