Roussillon has been growing early vegetables for the rest of France for generations, and a market garden for sale in the Pyrénées-Orientales can take very different forms: open beds of early produce on the coastal plain, tunnels of salad and tomato, mixed vegetable and orchard units in the Aspres, or an ornamental nursery making the most of a mild winter. The holdings shown here reach us from growers winding down, from land specialists and from Catalan notaries; the particulars state the water supply, the covered area, exposure to the wind and the channels the produce travels through. Each one joins our national record of market gardens and nurseries for sale.

Alongside the listings, this page gathers what lets you judge an offer: the level of land values in Catalan country, the communes where units regularly come free, how to assess growing structures built to stand the tramontane wind, and the checks taking over a vegetable farm calls for. If you are still shaping your project, our white paper « Créer une exploitation agricole » (in French) walks through the legal and financial steps.

Land prices for market gardens and nurseries in Pyrénées-Orientales (66) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €13,501/ha in Pyrénées-Orientales (66), an average of €15,995/ha and 12 sales; 80% of transactions settle between €8,138 and €26,131/ha, against a national median of €5,307/ha. * Fewer than 30 recorded sales: indicative value.

On the SAFER side, the value of vacant land and pasture is set at €9,460/ha for 2025, moving +10.0% over a year and +18.5% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

Beyond area, what a Catalan holding is worth rests on water and equipment. The watering right attached to the parcel counts, as does the anchoring of the tunnels, the age of the films, the drip network and its filtration, the washing room, the refrigerated volume and, in ornamentals, the benching and the stock of plants growing on. Place the land component with our land price observatory and test your funding plan with our financial calculators.

What to weigh before buying a market garden in the Pyrénées-Orientales

Growing structures, irrigation and cold chain in a windy climate

Wind dictates how everything is built here. Look at the gauge of the hoops, how deep they are anchored, the condition of films, fixing strips and gable ends, because a poorly maintained tunnel tears in the first strong tramontane and replacing it weighs heavily on a takeover budget. Move on to irrigation: the source of the water, the filter station, the controller, the drip lines and the fertigation unit. On a greenhouse business in ornamentals, add the glasshouse or multi-span, its thermal screen, its boiler, its benches and its collection tank, all of which set the winter cost of production. A plant nursery for sale is weighed instead on its container beds and shade houses.

What sits downstream deserves the same attention: grading shed, washer, sizer, cold room, loading bay and chilled trailer to reach the dispatch platforms. Where the produce goes shapes the valuation, since a grower tied to a producer organisation and to shippers is not judged like a holding selling on markets and through vegetable boxes. When house, tunnels and land make up a single lot, ask for a figure against each element: the dwelling follows the local residential market, the working unit follows agricultural references, and lenders set different terms for each.

Salanque, the lower Têt, the Aspres and the upland valleys

The Roussillon plain holds most of the vegetable area. The Salanque, around Saint-Laurent-de-la-Salanque, Torreilles and Sainte-Marie-la-Mer, grows early produce on sands and silts; the lower Têt valley, from Perpignan towards Millas and Ille-sur-Têt, adds artichoke, salad and orchards, with the Saint-Charles dispatch market close by. The Aspres and the Riberal combine vegetables and fruit on stony ground. Higher up, the Vallespir and Cerdagne follow another logic entirely: small mixed units, a short season and local selling.

Pressure on plain land does not come from growers alone. Coastal towns spreading out, residential demand and fruit growing all compete for the same irrigated parcels, so that a serviced plot with a canal right trades well above dry hillside ground. Newcomers find more openings by moving away from the coast, towards the Aspres or the upper valleys, provided they accept smaller areas, scattered parcels and, often, a smallholding to start from rather than a complete unit.

Water, planning and the formalities of a sale

In a Mediterranean department that has seen repeated drought episodes, the water supply is checked before anything else. Ask for the water title: membership of a canal syndicate, the watering rota, the annual subscription, or for a borehole the prefectoral order and its meter. Have the restrictions applied in dry summers spelled out. Then check how parcels are zoned in the local plan, what canal and ditch easements apply, and whether planning consent for the greenhouses was properly obtained, often long ago and sometimes incompletely.

Legally, the sale stays subject to the structures control, the French authorisation you must hold before farming the land, and to SAFER's pre-emption right; rural leases in force carry on with the buyer, including where tunnels stand on rented parcels. Have the certifying body confirm how long any organic conversion has run and whether it continues after the handover. Finally, ask about seasonal labour and housing, a sensitive matter on a coast this busy in summer.

What you see in this section is entrusted to us by growers passing their business on, by rural estate agencies and by notaries in the department. Set your criteria for area, budget and district, then create an alert: well-equipped holdings often sell before they are widely advertised.
