Buying a market garden for sale in Gard takes you into one of the major vegetable areas of southern France, where irrigated field crops, covered growing and ornamental nurseries share the plain between the Rhône, the Vidourle and the first Cévennes slopes. The properties presented here are sent to us by farmers handing over, by local agencies working in rural property and by notaries; they state the irrigable area, how much is under glass or plastic, the packing equipment and the markets being supplied. Set them alongside the full range of market gardens and nurseries for sale in France.

We add to the listings the context they never carry: the level of land values in this department, the districts where supply renews itself, a method for assessing a set of greenhouses and its heating, and the obligations attached to taking over irrigated ground. Our white paper « Créer une exploitation agricole » (in French) also traces the route to setting up, from support schemes to working capital.

Land prices for market gardens and nurseries in Gard (30) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €14,000/ha in Gard (30), an average of €13,165/ha and 39 sales; 80% of transactions settle between €6,532 and €20,675/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €14,360/ha for 2025, moving +8.5% over a year and +48.8% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

A price here reads as the sum of a soil, a guaranteed water supply and an industrial asset. Into it go the evenness and water-holding capacity of the ground, connection to the irrigation network or a licensed borehole, the covered area and its age, the refrigeration capacity, the washing and grading station, the dispatch bay, and not least the certification held and the customer book handed on. Test each of those against our land price observatory and our financial calculators.

Buying a market garden in Gard: what is particular here

Multi-span houses, packhouse and nursery standing areas

Equipment in this department is often heavy. You will find wide multi-span structures, heated glasshouses, tall tunnels and broad open-field areas run on buried drip line. Go through the year of erection, how the gutters are holding, the thermal screens, the heat generator and its fuel, the climate control and the fertigation management, and then the packhouse itself: washer, grader, palletising line, cold rooms, sheltered loading bay. A plant nursery for sale is judged on other points, drained standing areas, windbreaks, the overhead irrigation, shade structures and the value of the container stock, which sometimes makes up most of the assets.

The route to market changes the valuation completely. A holding belonging to a producer organisation and supplying packers and retail buyers is judged on volume and regularity; a farm selling on markets and at the gate is worth its customers and its location. Ask as well about seasonal worker accommodation, a decisive item in a department that employs a large harvest workforce, and insist on a clear split of the price between dwelling, greenhouses, packhouse and land.

Costières, Vistrenque, Vaunage, Gard rhodanien and the Cévennes

The Costières, around Bellegarde, Saint-Gilles and Beaucaire, form the productive core: pebble terraces, organised irrigation, a dense network of dispatch stations and ornamental nurseries, and consequently some of the tightest land in the region. The Vistrenque and the Vauvert plain extend that basin southwards, with deep soils and early vegetable crops. The Gard rhodanien, towards Bagnols-sur-Cèze and Roquemaure, mixes vegetables, orchards and vines. The Vaunage and the garrigue country offer smaller units. In the Cévennes, around Anduze and Saint-Jean-du-Gard, growing happens on terraces and sells through short supply chains.

Competition for land is fierce on the plain: vines, orchards, ground-mounted solar projects and the spread of Nîmes all pull values upward. New entrants find more open situations on the edges of the basin or along the foothills, at the cost of a less comfortable water supply and a longer run to the dispatch points.

Water, wind and pre-purchase checks

Water governs everything else. Ask for the supply contract attached to the regional irrigation network, the flow subscribed and the annual standing charge, or, for a borehole, the abstraction permit and its meter, together with the record of restriction orders. Have the pressure at peak spelled out, since it sets how many blocks can run at once. Then check the flood exposure of low-lying sectors, how the parcels are classified in the local planning document, and any easements attached to buried pipework, which are common across the irrigated plain.

The mistral makes it essential to inspect the windbreaks, the anchoring of structures and how films have been repaired after winter gales. Have the organic certification and its conversion history confirmed, along with the specifications signed with buyers, which are often personal to the seller and do not transfer. The sale remains subject to the structures control, the authorisation needed to farm, and to SAFER's pre-emption right; greenhouses standing on rented land call for close reading of the lease.

Retiring farmers, agencies specialising in Languedoc rural property and notaries of the department feed this selection regularly. Set the filters on area, budget and the district you want, put an alert in place so each new listing reaches you, then carry on to the market gardens for sale in Occitanie.
