Taking over a market garden for sale in Lot means settling in a department of narrow valleys and limestone plateaus, where vegetables grow on river alluvium and are largely sold close to home. What comes on the market ranges from irrigated field holdings to organic units under tunnels, with a few nurseries and rare ornamental growers. Farmers reaching the end of their working life, rural property agencies and Quercy notaries send us these holdings, with the detail of the irrigation, the buildings and the outlets. They appear within our set of market gardens and nurseries for sale.

Here you will find what puts a listing back in context: local land values, the valleys where holdings concentrate, a way of assessing tunnels and a water intake, and the points to check before committing. If you are preparing a first setting-up, our white paper « Créer une exploitation agricole » (in French) sets out the procedures, the support available and the start-up cash needed.

Land prices for market gardens and nurseries in Lot (46) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €5,500/ha in Lot (46), an average of €6,345/ha and 43 sales; 80% of transactions settle between €3,399 and €9,880/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €5,590/ha for 2025, moving -1.1% over a year and -0.4% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

Beyond area, value concentrates on a few decisive things: a licensed river intake or borehole, a complete irrigation network, sound tunnels and multi-span houses, a washing room and cold store, a shed and a storage barn, sometimes a farm shop open to passing trade. Add the goodwill built around markets, box schemes and restaurants, and the tourist appeal of the district, which underpins direct selling. Measure the gap against the benchmarks in our land price observatory before costing the deal in our financial calculators.

What sets a market garden for sale in Lot apart

Covered ground, water intake and direct-selling equipment

Holdings in Lot are usually contained in size and rest on simple but complete equipment. Look at the resource first: river pumping with its licence, a borehole in karstic ground whose yield can be irregular, a buffer store to carry the summer peaks. Then check the tunnels, their height, their venting, the condition of films and anchors, followed by the field machinery and the drip lines. A vegetable farm geared to market selling is also worth its washing room, its cold store, its fitted vehicles and its pitches on well-known markets, all of which should be written expressly into the preliminary contract.

For a plant nursery for sale, or a greenhouse business in ornamentals, the analysis shifts: drained standing ground, shade structures, overhead watering, growing stock whose value must be assessed separately, potting area, and customers among garden centres or local authorities. In either case, where house, buildings and land go together, ask for a written breakdown of the price: lenders do not fund a home and a production tool over the same terms.

The Lot, Dordogne and Célé valleys, the causses and the Bouriane

Vegetable ground lies first on the alluvium of the main valleys. The Lot valley, from Cahors to Luzech, Prayssac and Puy-l'Évêque, combines vegetables with vines, which lifts the price of irrigable plots. The Dordogne valley, around Souillac, Martel and Vayrac, carries field crops and benefits from the melon du Quercy, a protected geographical indication shared with neighbouring departments. The Célé valley, towards Figeac, holds smaller units that mostly sell direct. The causses of Gramat and Limogne, dry and karstic, suit only heavily irrigated growing under cover.

The Bouriane, around Gourdon, offers sandier soils and measured prices, and a smallholding with a house and a few workable fields comes up there regularly. Throughout, the visitors drawn to the Dordogne valley and the Quercy sites sustain summer markets and producer shops, which offsets a small year-round consumer base. Fragmented parcels remain something to examine closely before any purchase, since a holding of decent total size can be scattered across many separate blocks, each with its own access and its own water arrangement.

Water, karst and the steps to take before signing

On limestone country, the availability of water decides everything else. Ask for the abstraction title, its volume, its point of capture, how the borehole behaves at the end of summer and the history of restriction orders. Have the storage capacity and the pumping power genuinely usable verified. Then study the soil: on the alluvial terraces, depth varies sharply from one bed to the next, and low-lying plots may fall under a flood risk prevention plan. On the causses, a thin layer of soil imposes covered growing and a quite different way of working.

Legally, the sale stays subject to the structures control, the French authorisation required before taking over farmland, and SAFER may pre-empt. Rented plots remain covered by their rural lease. Have the organic certification dated parcel by parcel, trace the crop protection history on former vines or orchards, and check the availability of seasonal labour, which a thin population can make hard to recruit.

What you see here is passed to us by farmers handing over, by rural property professionals and by notarial offices in the Quercy. Pick an area, a budget or a production focus, set up an alert to receive new listings, and carry on to market gardens for sale in Occitanie.
