Acquiring a market garden for sale in Lozère follows a mountain logic: small parcels, a short season, and a crop sold almost entirely through short supply chains to residents, restaurants and visitors. The department holds mainly diversified micro-farms grown under tunnels, a few growers of plants and cut flowers, and the rare plant nursery for sale. The holdings described here reach us from farmers looking for a successor, from rural property agencies and from local notaries, with the detail of the aspect, the water and the outlets. Each one is listed in the catalogue of market gardens and nurseries for sale that we keep up to date.

This page gives you what a listing leaves out: what land is worth in Lozère, the valleys and slopes where holdings come free, how to assess tunnels exposed to cold and wind, and the checks that altitude imposes. For a setting-up project, our white paper « Créer une exploitation agricole » (in French) describes legal forms, mountain support schemes and the cash flow plan.

Land prices for market gardens and nurseries in Lozère (48) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €3,079/ha in Lozère (48), an average of €3,523/ha and 18 sales; 80% of transactions settle between €1,858 and €6,253/ha, against a national median of €5,307/ha. * Fewer than 30 recorded sales: indicative value.

On the SAFER side, the value of vacant land and pasture is set at €4,330/ha for 2025, moving -21.0% over a year and +14.9% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

Here, area counts for less than aspect and shelter. What makes the price is a south-facing slope out of the wind, a secured spring or catchment, tunnels able to carry a snow load, back-up heating and fleece against frost, a cold store, an approved packing room, a frost-free storage building and often a farm shop. The goodwill, built on weekly markets and a loyal summer clientele, is valued separately. Consult our land price observatory and our financial calculators.

Taking over a market garden in Lozère: what altitude changes

Structures, frost protection and selling equipment

The climate governs everything else. Before you look at the buildings, note the altitude of each parcel, its aspect, its slope and its shelter from the westerlies or the cold north wind, since these fix the planting dates and the last harvest. Tunnels must have been sized for snow load: check the spacing of the hoops, the bracing, the anchors, the quality of the films and the venting. Then verify the back-up heating, the fleece and forcing covers, a water store protected from frost, and the drip irrigation, usually fed from a spring, a catchment or a small borehole.

Selling equipment weighs just as much, since nearly the whole crop goes direct. On a vegetable farm, examine the washing room, the cold store, the fitted van, the pitch held on the markets of Mende, Marvejols or Florac, and the sales room. A greenhouse business in ornamentals is judged instead on its benches and its heated cover. Where a dwelling comes with the business, ask for a written split of the price and check the insulation and the heating, hardly a secondary matter in this climate.

The Lot valley, the causses, the Cévennes, Aubrac and Margeride

Growing conditions shift sharply from one slope to the next. The Lot valley, around Mende, Marvejols and Chanac, brings together the most favourable ground in the department: deeper soils, lower altitude, the main selling points close by. The Cévennes, from Florac to the country around Saint-Germain-de-Calberte, offer well-exposed terraces in a milder climate, suited to early vegetables and small intensive areas. On the causses of Sauveterre and Méjean the rock breaks the surface and water is scarce; only the floors of the dolines allow cropping. Aubrac and the Margeride, higher and colder, remain livestock country.

Local demand is limited by a thin population, but the visitors drawn to the Tarn gorges, the mont Lozère and the walking routes lift sales through the warm season. Institutional catering and the producer shops of Mende round out those outlets. Land stays affordable compared with the rest of the region, though valley-floor parcels that can be worked by machine and irrigated trade well above the departmental average. A smallholding with a house and a little workable ground remains the commonest offer.

Water, mountain planning rules and the terms of a handover

In a country of springs and fissured limestone, have the origin of the water traced precisely: the spring tapped and the easement that carries it, the established right of use, the declaration or abstraction licence, and the flow measured in dry weather. Check too that the pipework is protected against frost and that the electricity supply is reliable, as winter cuts do happen. Then examine the planning rules that apply: part of the department lies within the Cévennes national park, whose regulations govern where greenhouses may stand and how buildings must look in the areas concerned.

The sale remains subject to the structures control, the French authorisation required to farm, and to SAFER's pre-emption right; rented parcels keep their rural lease. Question the seller about organic certification and the date of commitment, about winter access along the farm tracks, about the support schemes specific to mountain areas, and about seasonal recruitment, often the main obstacle in a sparsely populated department.

The holdings visible on this page are entrusted to us by owners, by agencies specialising in rural property and by notaries of the Gévaudan. Choose an area, a budget or a district, switch on an alert to follow listings week by week, and extend your search to market gardens for sale in Occitanie.
