Looking for a market garden for sale in Gers brings you to a department of rolling hills and river valleys where vegetables hold a modest but steady place, carried by direct selling and by the nearby Toulouse market. What comes up for sale here ranges from a family-sized vegetable farm under cover to a greenhouse business in ornamentals or a nursery established around Auch, Fleurance or L'Isle-Jourdain. Growers preparing their handover, firms specialising in rural property and local notaries pass these files to us, stating the water resource available, the covered area and the sales outlets already running. Our national view of market gardens and nurseries for sale helps place them.

Beyond the description of a holding, this page gathers what land is worth in the department, the districts where sales cluster, a method for judging a set of tunnels and a water store, and the checks a takeover in Gascony calls for. If your plan is still at the setting-up stage, our white paper « Créer une exploitation agricole » (in French) runs through the steps, from the choice of legal form to the funding plan.

Land prices for market gardens and nurseries in Gers (32) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €6,897/ha in Gers (32), an average of €6,763/ha and 248 sales; 80% of transactions settle between €4,063 and €9,500/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €7,100/ha for 2025, moving -2.1% over a year and +6.4% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

Once the hectares are counted, value rests mainly on whatever secures the crop: a hillside reservoir in working order or a licensed borehole, an irrigation network maintained down to the drip line, tunnels with sound frames, a cold store and a compliant washing room. Add the goodwill, built on regular market customers, weekly boxes or listings with garden centres, which never transfers by itself. Place those benchmarks with our land price observatory and our financial calculators.

What sets market gardens for sale in Gers apart

Covered growing, water storage and the packing end

In a department where summers run hot and dry, the inspection starts with water and moves on to cover. Holdings here usually rely on a private hillside reservoir, sometimes on a network fed by the Gascony rivers supported from the Pyrenean foothills. Have the volume genuinely available at the end of the season set out, along with the state of the dam and its outlet works, the capacity of the pumping station and how far the drip lines reach. Then go over the tunnels and multi-span houses: hoops, films, side venting, anchoring. A plant nursery for sale calls for different checks: drained container beds, shade structures, sub-irrigation, potting area and a public sales space.

The downstream end then weighs heavily in the bargaining. Washer, trimming table, grader, cold store and an approved room for direct supply separate two farms of otherwise comparable size. Look too at the field machinery, planter, ridger, mulch layer, mechanical weeding tools, often included in the price without a detailed inventory. When the house, the buildings and the land go together, insist on a written split: a home and a production tool are not written down over the same term, nor secured in the same way by a lender.

The Lomagne, the Save and Baïse valleys, the Toulouse edge

Vegetable growing in Gers sits first of all in the alluvial valleys, those of the Save, the Gimone, the Arrats, the Gers and the Baïse, where soils are lighter and water easier to reach than on the clay-and-limestone slopes. The Lomagne, around Fleurance and Saint-Clar, remains marked by white garlic and by field crops worked on long beds. Eastwards, L'Isle-Jourdain, Gimont and Samatan benefit from the Toulouse outlet, with well-established markets, box schemes and producer shops; land there is also the most contested in the department. Around Auch, Condom and Mirande, holdings come up more thinly spread.

Competition for ground comes not from vegetables but from arable farming, livestock and the Armagnac vineyard, which set the level of transactions. Newcomers can still find a smallholding of workable size in the south of the department, in the Astarac, provided they accept steeper slopes and a longer run to the selling points, and therefore a longer weekly round.

Water, hillside soils and the formalities of a handover

Ask for the water position first: declaration or abstraction licence, the volume allotted by the single body that manages collective use, the agreement covering the filling of the reservoir, and the restriction orders endured in dry summers. Have the dam checked for compliance and its outlet works for maintenance, a point regularly left aside. Then study how the ground behaves: clay-and-limestone slope soils can only be worked within a narrow window and take compaction badly, which constrains the planting calendar. Finally make sure tunnels, sheds and sales rooms hold the planning consents matching the use they are actually put to.

Legally, the sale stays subject to the structures control, the French authorisation regime for taking over farmland, and to SAFER's pre-emption right, exercised readily in this department. Rented parcels pass on with their rural lease, including where the covers stand on them. Question the seller about organic certification and how long each parcel has been committed, then about seasonal labour and where it can be housed, a decisive matter in thinly populated country.

The holdings shown here reach us from owners winding down, from rural property professionals and from notarial offices. Narrow by area, by budget or by production focus, save an alert so new files reach you at once, and widen your search to market gardens for sale in Occitanie.
