Looking for a market garden for sale in Occitanie means exploring very different markets: early vegetables on the Roussillon plain, protected crops in the Garonne valley, small holdings on the inland plateaux, and ornamental growers and nurseries near the coast. Growers approaching retirement, horticultural businesses changing hands, specialist rural agencies and notaries entrust us with these properties; each listing sets out the cropped area, the share grown under glass or plastic, the irrigation available and the sales channels already running. All of them also appear among the market gardens and nurseries for sale across France.

Alongside the listings, this page covers regional land values, the departments where handovers come up most often, the buildings and equipment worth inspecting before you make an offer, and the procedures that govern setting up. If you are preparing a project, our white paper « Créer une exploitation agricole » (in French) covers the route from funding to the farming qualification.

Land prices for market gardens and nurseries in Occitanie in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €7,015/ha in Occitanie, an average of €7,653/ha and 995 sales; 80% of transactions settle between €3,913 and €11,825/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €7,260/ha for 2025, moving -0.3% over a year and +6.1% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

Hectares never tell the whole story with a growing business. Glass and multi-span greenhouses, tunnels, heating and thermal screens, the borehole and its abstraction permit, drip lines, a washing and packing shed, cold storage and, for a nursery, drained container beds and growing benches often weigh more than the soil itself, as does the goodwill and customer base taken over with the holding. To place an asking price in its market, use our land price observatory and test your plan with the financial calculators.

What sets market gardens for sale in Occitanie apart

Greenhouses, protected crops and nursery equipment

The production tool is judged first on how much of it is covered. A greenhouse business here may rest on unheated plastic multi-span structures, common on the plains, or on heated glass with thermal screens and computerised climate control, rarer and valued far higher. Water comes next: a declared or permitted borehole, an offtake from an irrigation canal, a storage reservoir, pumping station, filtration and drip lines shape what can be grown as much as the soil does. Buyers then look at the washing shed, the cold room and, on a nursery, the drained container beds, growing benches and shade structures.

The asking price follows the state of those installations: a recent frame, sound glass or film, compliant heating and secure water pull it up; tired tunnels, exhausted soil under cover or an unauthorised abstraction pull it down. On open-field ground, soil depth, drainage and the cropping history matter more than the bare area. Where a dwelling house comes with the sale, ask for a clear split between the production tool, seasonal worker accommodation, the house itself and any goodwill attached to direct selling, since none of them is valued the same way.

Growing areas across the Occitanie departments

Pyrénées-Orientales concentrates early vegetable production on the Roussillon plain, served by the Saint-Charles market at Perpignan, and retains ornamental growing and nurseries. Gard crops the coastal plain and the Rhône terraces between Beaucaire and Saint-Gilles, with asparagus and strawberries as reference crops. Hérault combines coastal field vegetables, melons and ornamental glasshouses near Montpellier. Tarn-et-Garonne, in the Garonne valley around Moissac, mixes field vegetables, protected crops and orchards, while Haute-Garonne lives mainly off the market gardening belt around Toulouse, where peri-urban pressure is strongest.

Tarn is known for Lautrec pink garlic and for mixed growing aimed at the Albi and Castres markets; Aude crops the Narbonne plain and the Lauragais, largely through direct sales. Further west, Gers, Lot, Ariège and Hautes-Pyrénées mostly see smallholdings change hands, often organic or run as very small farms, where vegetable boxes and weekly markets make up the turnover. Aveyron and Lozère, higher and colder, carry local vegetable enterprises frequently combined with another production. Tight along the coast and at the gates of Toulouse and Montpellier, land eases noticeably once you move inland.

Checks to run before an Occitanie takeover

With a vegetable farm under consideration, water is the first thing to verify: whether the borehole is declared or permitted, the volume allowed, any membership of a collective water management body, and the restriction rules applied in dry spells, which are frequent in the south of the region. Soil comes next, with a recent analysis and the cropping history: tiredness under cover, soil-borne pests, traces of past practice. Where the holding is certified organic, continuing that certification requires a transfer with the certifying body, and land in conversion keeps its seniority only if the file passes over without a break.

The legal side follows the rules common to any farm takeover: a rural lease continues with the buyer subject to the landlord's agreement, the deal falls under the structures control, France's authorisation regime for farming a holding, while SAFER, the rural land agency, holds a pre-emption right. On peri-urban fringes, read the local planning document before signing, as it governs the building of greenhouses and the housing of seasonal labour. Where the sale includes a plant nursery for sale with its garden centre or local authority customers, the goodwill is transferred under its own rules.

These properties reach us from growers handing over, from rural estate agencies and from notaries across the region. Narrow the results by covered area, budget or type of production, and switch on an alert to hear about new listings as they are published. You can also widen the search to every farm for sale in Occitanie.
