A tourism property for sale in France is both a home and a business, and its value depends as much on the buildings as on the activity they house. On ma-propriete.fr, the rural property portal launched in 2021, the tourism category brings together listings from estate agents, notaries and private sellers: gîtes and holiday lets, B&Bs, campsites and holiday parks, hotels, inns and hotel-restaurants, event venues, glamping sites, tourist residences, holiday villages and country estates suited to hospitality. Some are sold as bricks and mortar only, others with the going concern (goodwill, booking website, equipment), and others still are houses with potential where the business has yet to be created.

This page is for buyers relocating to France to live from hospitality, for professionals and investors looking to take over an established business, for owners preparing a sale, and for anyone planning to buy a holiday home to let or land for a tourism project. It sets out price benchmarks, the main tourism areas and the rules to check before buying or selling.

Tourism property prices in France: listings and recorded sales

As of 25 September 2026, 559 tourism properties are listed on ma-propriete.fr: 303 gîtes, 113 manor houses and châteaux, 66 equestrian properties, 40 B&Bs, 16 other properties (farms, woodland, ponds…), 12 hotels and inns, 6 campsites, 3 event venues. The median asking price is €720,000; half are priced between €497,500 and €1,221,500, ranging from €125,000 to €15,000,000. Best-represented departments: Dordogne (32), Lot (30), Gironde (28), Lot-et-Garonne (23), Aude (21), Aveyron (20), Gard (19), Charente-Maritime (17).

To put these prices in context, the ma-propriete.fr observatory tracks recorded sales (DVF) in two neighbouring markets: country houses (rural municipalities, 50 to 300 m² on 500 m² to 10 ha), which sold for a median €189,200 in France in 2025 (€1,830/m², 150,313 sales), and prestige homes (over 300 m² of living space on 0.05 to 10 ha), which sold for a median €822,000 in 2025 (€2,308/m², 981 sales).

Sources: listings published on ma-propriete.fr on 25 September 2026 (asking prices, not sale prices); ma-propriete.fr observatories of country house prices and prestige property prices (in French), DVF data (notarised sales). * fewer than 100 sales: indicative value. n/a: overseas territories not covered by the observatory.

These figures place a tourism property between two markets: a country house sold for a median €189,200 in 2025, a prestige home of over 300 m² for €822,000. Asking prices in the category sit much closer to the latter, because a hospitality property combines living quarters, lettable space, facilities and sometimes a trading business. The mix of listings tells the same story: gîtes and multi-unit houses lead, followed by manor houses, equestrian properties and B&Bs, while hotels, inns, campsites and event venues are rarer and sold as business transfers. Regional gaps follow land values: the Mediterranean coast, Corsica and the Alps at the top, the countryside of the Centre, Burgundy and the Grand Est at the other end.

The main types of tourism property

Gîtes and holiday lets

The most common type pairs an owner's house with one or more self-catering units: a longère with a converted outbuilding, a farmhouse split into several lets, a cluster of gîtes around a pool. Holiday lets fall under the Le Meur Act of 19 November 2024, which extends registration nationwide and strengthens the powers of local councils, while energy performance requirements are being phased in. The national online registration service provided for by the Act is not yet in place and is due to open in the fourth quarter of 2026: check the rules that apply with the town hall. Star rating, from 1 to 5, is optional and valid for 5 years. See all gîtes for sale in France.

B&Bs and guesthouses

A French chambre d'hôtes is run in the owner's home, breakfast included, with at most 5 rooms and 15 guests, after declaration to the town hall; above 15 guests it becomes an establishment open to the public (ERP). Browse B&Bs and guesthouses for sale and test occupancy assumptions with our B&B profitability simulator (in French).

Campsites, holiday parks and nature sites

A campsite business is usually sold freehold with the going concern. It may be rated from 1 to 5 stars for 5 years; beyond 20 people or 6 pitches with accommodation, creating one requires a development permit (permis d'aménager). A PRL holiday park hosts mobile lodges on pitches that are rented or sold, while an aire naturelle is capped at 30 pitches and opens six months a year at most. Browse campsites for sale and our white paper on creating a rural campsite (in French).

Hotel for sale, inns and hotel-restaurants

These businesses have no dedicated regional pages, so this page presents them nationwide. Country hotels, château-hotels, roadside hotel-restaurants, village inns and farm inns (fermes-auberges) are all ERPs. Hotels may be rated 1 to 5 stars by Atout France for 5 years; serving alcohol requires a drinks or restaurant licence and an operating permit, and a buyer must check the licence transfer with the town hall. The sale separates the premises, conveyed by a notary, from the business (goodwill, trading name, contracts, equipment), which follows its own formalities; where a company owns the hotel, the buyer may acquire its shares instead. Value is read in the accounts: revenue by activity, EBITDA (EBE), payroll, then building condition and compliance. See every hotel for sale in France listed on the portal, and each inn or farm inn for sale.

Event venues

Wedding venues, seminar estates and converted barns are type L ERPs inspected by the safety commission, and amplified music requires a noise impact study. Events extend the season of an estate that also sleeps its guests. See event venues for sale.

Glamping sites: treehouses, yurts and lodges

Treehouses, yurts, safari lodges and domes need woodland or a lakeside setting. Whether you buy a running glamping site or land to create one, planning rules decide: depending on their size, number and location, units are exempt from formalities (very small units) or require a prior declaration, a building permit or, for the largest groups, a development permit, and agricultural or natural zones may rule them out. Browse glamping properties for sale and read about developing an unusual accommodation project (in French).

Tourist residences, holiday villages and hospitality estates

The other focus of this page. A tourist residence groups furnished units run by a single operator; it sells as a whole, or unit by unit to investors bound to the operator by a commercial lease whose remaining term, rent and repair clauses drive value. Holiday villages and holiday centres (former summer camps, group accommodation) combine shared lodging, catering and leisure facilities; often sold by associations or local authorities, they call for a thorough fire-safety and accessibility audit. In the mountains, any accommodation project, chalets included, is governed by the loi Montagne: building in continuity with existing settlements, the new tourist unit (UTN) procedure above certain thresholds and very strict rules for former alpine pasture chalets. Overseas, bungalows are the standard. Many châteaux, manor houses and farmhouses are bought to start a business: their price reads as residential value plus a hospitality potential that still has to be proven.

Where to buy a tourism property in France

Buying, taking over or selling a tourism business

Premises, business or both. Premises alone are bought before a notary, possibly let to an operator. The business alone leaves you a tenant under a commercial lease: check its term, rent and repair clause. Buying both gives full control, through two separate deeds. A gîte or B&B run by a private owner usually has no trading business: you buy a house and a know-how.

Valuation. A running business is priced first on its EBITDA adjusted for the seller's personal items, occupancy and season length, then on capacity, rating and its expiry date, building condition and ERP compliance. The premises are valued separately against comparable sales. ma-propriete.fr was founded by a rural property valuer, and this dual reading avoids paying twice for the same value.

Financing and completion. Buyers often combine a mortgage for the premises with a business loan; banks look at experience, forecasts and equity. Our financing plan calculator and borrowing capacity calculator (in French) give a first framework. Gather accounts, contracts, rating decision, safety reports, licence, surveys and the septic system inspection (SPANC); the sale proceeds from a preliminary contract to the final notarial deed.

Business opportunities and new projects. A closed hotel or disused holiday centre can be revived if compliance works are costed. When buying land for a tourism project, check the local plan zoning: converting a farm building requires planning consent, a campsite or holiday park a development permit, and the loi Littoral and loi Montagne restrict new building.

FAQ: tourism property for sale in France

Is a tourism property an investment or a risk?

Both. It combines real estate that keeps its value if trading stops with a business exposed to seasons, regulation and workload. Risk falls when the price of the premises matches the local market, the accounts can be verified and the project fits your skills.

Is a gîte profitable?

It depends on weeks let, nightly rates, running costs and the price paid. Build a cautious forecast with our holiday let simulator and read our analysis of gîte profitability (both in French).

What budget should I plan?

On top of the price: notarial fees, business transfer duties, compliance works and working capital for the first off-season. The regional table above and the sub-category pages give orders of magnitude.

Can I buy land for a tourism project?

Yes, subject to a condition precedent on planning consent. Farmland or natural land is not buildable by default: have the town hall confirm feasibility before signing.

How do I sell my tourism business?

Prepare a full file (accounts, rating, safety reports, inventory, lease, surveys) and list your property, adjusting map precision to keep the sale confidential.

To follow new tourism listings, set up an e-mail alert (guide in French). Our white papers and financial tools (in French) support each step.
