From Lake Annecy to the Mont-Blanc massif, a B&B for sale in Haute-Savoie draws on a heavily visited part of the northern Alps, active in winter and summer alike. Chamonix and the Arve valley, the Aravis resorts of La Clusaz and Le Grand-Bornand, Megève, the Portes du Soleil around Morzine, the Lake Geneva shore from Évian to Yvoire and Lake Annecy attract skiers, climbers, cyclists and families. Reblochon cheese, alpine pastures and Savoyard villages add appeal, and nearby Geneva brings steady business guests.
Expect large-roofed Savoyard farmhouses, timber-and-stone chalets and lakeside villas. This page is for buyers of a running chambres d'hôtes business, for people comparing Haute-Savoie with Savoie or Ain, and for owners preparing a sale. Set up an email alert (in French) so you miss nothing.

Haute-Savoie sits far above the rest of the region: a country house sold for a median €493,340 in 2025, more than double the Auvergne-Rhône-Alpes benchmark. Even the deep countryside reaches €389,800, lakeside municipalities €578,000 and tourist inland areas, resorts included, €470,000. A five-room guest house almost always exceeds the top-decile threshold of €762,577 and compares with prestige homes, whose department median is €2,387,000 over 148 sales. Cross-border demand around Geneva and Annecy explains much of this.
Around Lake Annecy, from Talloires to Menthon-Saint-Bernard, demand is strong from April to October, but prices are the highest in the department. The Chablais, between Thonon-les-Bains, Évian and the Portes du Soleil, pairs summer on the lake with winter skiing. The Aravis, the Val d'Arly towards Megève and the Mont-Blanc country from Saint-Gervais to Chamonix trade on two seasons with many international guests. The Genevois and Arve valley offer steady business guests in a more urban setting, while the Bauges, the Semnoz and the upper Chablais stay quieter and slightly cheaper. Access is via the A41 and A40, Annecy high-speed rail station, Saint-Gervais-Le Fayet station and Geneva airport.
The loi Montagne, France's mountain planning law, restricts building at altitude, and the shores of Lake Geneva and Lake Annecy also fall under the loi Littoral, the coastal law: check any extension or new rooms with the mairie (town hall). Risk plans map avalanches, torrential floods on the Arve and its tributaries, and landslides. Have timber frames, roofs, insulation and heating inspected. A private septic system inspected by the SPANC service must match capacity, capped at 5 rooms and 15 guests at a time, breakfast included, after a town hall declaration. High room rates make it worth understanding holiday-let taxation (in French).
Around the lake, prices run well above the €493,340 department median, and a five-room house often trades at prestige levels. Add works, fit-out and purchase costs, then build a realistic financing plan (in French).
Chambres d'hôtes are run in the owner's home, so the sale mainly covers the property, with furniture, website and future bookings negotiated separately. Ask the notaire, the official who handles property sales, and an accountant to check the arrangement, and try our B&B profitability and tax simulator (in French).
