Between the limestone gorges of the south and the volcanic uplands of the north, a B&B for sale in Ardèche benefits from well-established nature tourism. The Pont d'Arc, the Chauvet 2 cave replica, canoeing down the Ardèche river, hilltop villages such as Balazuc and Vogüé, Mont Gerbier-de-Jonc, the Mézenc massif and the Monts d'Ardèche regional park draw families, walkers, cyclists on the Dolce Via and ViaRhôna, and many Belgian, Dutch and German visitors.
Typical properties are stone mas (farmhouses), former silk-worm houses, character homes and estates combining guest rooms and holiday lets on wooded land. This page is for buyers of a running guest house, for those comparing Ardèche with Drôme or Haute-Loire, and for owners who want to sell. The median Ardèche country house sold for €225,000 in 2025, close to the regional level but on much larger plots, averaging 5,447 m². In tourist-inland villages, which cover most hosting areas, the 2020-2025 median is €205,000, up 9.6% since 2021. A four- or five-bedroom guest house, often an extended mas with a pool, trades above the top-decile threshold of €347,357 and approaches the regional prestige market, where the median is €878,400. The busier south costs more than the plateaux.
Southern Ardèche, from Vallon-Pont-d'Arc to Ruoms, Largentière and Aubenas, draws the summer crowds around the gorges; the season is strong but short and properties are most sought after. The Ardèche Cévennes around Les Vans offer wilder valleys and schist farmhouses. The Eyrieux valley and the area around Privas are quieter and cheaper, while the north, around Lamastre and Annonay, looks towards the Rhône valley and Lyon. No motorway crosses the department: the A7 and the Valence TGV and Montélimar stations lie on the Drôme bank, and the nearest airports are Lyon and Marseille.
Limestone in the south, schist in the Cévennes, basalt and granite on the plateaux: thick walls and vaulted silk-worm rooms restore well but at a cost. Autumn storms bring flash floods to the Ardèche, Chassezac and Eyrieux valleys, and the scrub-covered south is exposed to wildfire, with mandatory brush clearance. Private septic systems are inspected by the SPANC service. A chambres d'hôtes business is limited to 5 bedrooms and 15 guests at a time, breakfast included, declared at the mairie (town hall); serving wine at dinner requires at least a restaurant licence and a specific permit. See our guide to opening chambres d'hôtes (in French).
July and August fill easily around the gorges, but spring and autumn depend on walkers, cyclists and foreign guests. Evening meals, themed stays or an extra holiday let can lengthen the season. Test your figures with our B&B profitability and tax simulator (in French), then ask an accountant to review them.
Many Ardèche properties mix chambres d'hôtes with self-catering lets. It balances the workload and reaches different guests, but each activity has its own rules: a town hall declaration for guest rooms, a declaration and registration number for a meublé de tourisme (furnished holiday let). Start from the €225,000 median for a country house in 2025, then add extra space, pool, works and notaire fees (the notaire is the public official who handles property sales). Our buying guide (in French) sets out each step.
