At a 2025 median of €283,800, a Drôme country house costs well above the regional figure, lifted by its Provençal appeal and the Rhône corridor. A five-bedroom guest house with outbuildings and a pool often exceeds the top-decile threshold of €420,880 and joins the prestige market, where the department's 2021-2025 median is €760,000. Notably, tourist-inland villages, at a €257,585 median, have been flat since 2021 (-0.3%), while the commuter belts of Valence and Montélimar keep rising: tourist areas have already priced in their premium.
Drôme provençale, from Grignan to the Baronnies and Dieulefit, is the most sought-after area: lavender, olives, truffles and hilltop villages bring a long season, but prices are highest. The Diois, around Die and Saillans, appeals through river swimming and outdoor sports, and the Drôme side of the Vercors offers mountain farmhouses with summer and winter trade. The northern hills between Romans and Tain-l'Hermitage benefit from Lyon and the vineyards. The A7 follows the Rhône, the A49 links Valence to Grenoble, Valence TGV station puts the valley within reach of Paris and Marseille, and Lyon and Marseille airports complete access.
Limestone mas under Roman tiles, river-pebble houses around Valence and steep-roofed Vercors farms each have their restoration issues. The scrubland south is exposed to wildfire, with mandatory brush clearance, while the Drôme, Roubion, Eygues and Rhône valleys flood, and clay slopes call for crack checks. A pool draws on water that may be restricted in summer. Private septic systems are inspected by the SPANC service. A chambres d'hôtes business is limited to 5 bedrooms and 15 guests at a time, breakfast included, declared at the mairie (town hall); serving wine at dinner requires at least a restaurant licence and a specific permit. See our article on buying chambres d'hôtes in the south (in French).
Land-registry benchmarks put a country house at €283,800 and a prestige home at €760,000 (medians). A five-bedroom mas with a pool in the south approaches the second figure; a farmhouse to renovate in the Diois or Vercors, the first. Add notaire fees, works and fit-out, and test the project with our B&B profitability simulator (in French).
The rules cap the business at 5 bedrooms; below that, income depends on room rate, season length and evening meals. Our article on how many rooms to plan (in French) explains the trade-offs.
Check the town hall declaration, accounts, bookings, surveys and septic system, then sign a compromis de vente (preliminary contract) before completion with the notaire, the public official who handles property sales. Sellers can list their property here.
