In the heart of the Massif Central, a B&B for sale in Cantal caters for guests who come for the wide-open landscapes of the Cantal mountains and the Volcans d'Auvergne regional park. Puy Mary, a designated Grand Site de France, the village of Salers, the upper town of Saint-Flour, the Garabit viaduct, the Truyère gorges, the Le Lioran ski resort and the Aubrac summer pastures attract walkers, cyclists, anglers, skiers and food lovers, drawn too by cantal and salers cheeses and Aurillac's street-theatre festival.
Properties are often old houses of volcanic stone, farms with barns, and estates combining guest rooms, gîtes and sometimes a function room on several hectares. This page is for buyers taking over a running guest house, for those comparing Cantal with Puy-de-Dôme or Haute-Loire, and for owners preparing to sell. An email alert (in French) flags each new property.

Cantal is one of the region's most accessible markets: a country house sold for a median €130,000 in 2025, and only one in ten above €218,440. In tourist-inland areas, covering the mountains and main valleys, the 2020-2025 median drops to €105,000. A fitted-out guest house with several bedrooms and land therefore sits well above these benchmarks, without always reaching the regional prestige market, whose median is €878,400. Prestige sales are too few in the department to publish a median, so each property needs its own valuation.
The Cantal mountains, from Le Lioran to Salers and Puy Mary, concentrate summer visitors and some winter trade, and fine houses there are in demand. The Planèze around Saint-Flour benefits from the A75 motorway between Clermont-Ferrand and Montpellier and from southbound travellers. The Carladès and the Cère valley offer hill country, while the Châtaigneraie south-west of Aurillac is gentler, close to the Lot and Aveyron. The Mauriac area and the Dordogne gorges remain quieter. Aurillac airport and station complete road access that can be slow.
Basalt or granite walls, stone-slab (lauze) or slate roofs, summer shepherd huts and large barns give Cantal buildings their character, but re-laying a lauze roof is expensive, so have it surveyed. Long winters and altitude mean checking insulation, heating and snow clearance. The loi Montagne (mountain planning law) restricts extensions and new building; ask at the mairie (town hall). Private septic systems are inspected by the SPANC service. A chambres d'hôtes business is limited to 5 bedrooms and 15 guests at a time, breakfast included, declared at the mairie; a function room brings public-building rules. Serving wine at dinner requires at least a restaurant licence and a specific permit. Read our article on B&B taxation (in French).
Summer is busiest, but skiing at Le Lioran, autumn walking, fishing and food breaks keep the shoulder seasons alive, and evening meals help build loyalty. Test your occupancy assumptions with our B&B profitability simulator (in French), then have an accountant check them.
With a €130,000 median for a country house in 2025, entry prices are low, but a multi-bedroom property with gîtes or outbuildings costs much more. Allow for roofing, heating and notaire fees (the notaire is the public official who handles property sales). Our article on the budget for a B&B (in French) helps you plan.
