Vichy and its thermal tradition, Moulins and its cathedral triptych, medieval Montluçon, the village of Charroux and the Montagne bourbonnaise hills make up a quiet destination for walkers, cyclists, spa guests and heritage lovers.

Allier is one of the most affordable departments in the region: the 2025 median country house sold for €115,000, on an average plot of 4,565 m². Even a characterful house with room for five bedrooms can stay well below the regional prestige market, whose 2021-2025 median is €878,400. In tourist-inland villages, the relevant benchmark for a guest house, the €84,775 median has risen by 36.8% since 2021: demand for period homes is picking up, yet prices remain moderate. Renovation often weighs as much as the purchase price.
The Allier valley, from Moulins to Vichy and Saint-Pourçain-sur-Sioule, combines heritage, vineyards and spa visitors, with a season running from spring to autumn. The western bocage around Bourbon-l'Archambault, Souvigny and the Tronçais forest offers large estates at low prices and attracts nature lovers. The Montluçon area is more rural, while the Montagne bourbonnaise in the south-east appeals through its hill scenery. The A71 links Paris to Clermont-Ferrand via Montluçon, the RCEA crosses the department east to west, trains connect Moulins and Vichy with Paris, and Clermont-Ferrand airport is close.
Red-and-black diamond brickwork, timber framing, stone and large flat-tiled roofs define local buildings; manor houses call for close checks on roof timbers, windows and heating. The Allier, Cher and Sioule valleys are prone to flooding, so check the risk plan at the mairie (town hall), and clay soils justify a survey if walls are cracked. Outside villages, private septic systems are inspected by the SPANC service. A chambres d'hôtes business is limited to 5 bedrooms and 15 guests at a time, breakfast included, declared at the mairie; above that, public-building rules apply. Serving wine at dinner requires at least a restaurant licence and a specific permit. See our article on whether a table d'hôtes pays (in French).
Rural prices are among the lowest in the region, with a €115,000 median for a country house in 2025. A large house to renovate can be bought for a contained sum, but compliance work, room fit-out and heating a big building add up quickly. Spa guests stay for weeks and look for quiet accommodation, which complements summer tourists and weekend visitors, but this demand stays close to the spa towns. Elsewhere, walking, cycling and heritage must do the work. Test scenarios with our B&B simulator (in French).
Check the town hall declaration, accounts, bookings, surveys and septic system, then sign a compromis de vente (preliminary contract) before completion with the notaire, the public official who handles property sales. Furniture and website are usually negotiated with the walls. Our buying guide (in French) covers each step.
