A B&B for sale in Ain sits where four very different areas meet: the Bresse with its farmhouses and Saracen chimneys, the pond-studded Dombes, the Bugey around Belley and its vineyards, and the Pays de Gex looking towards Geneva and the Jura ridges. Guests come for medieval Pérouges, the royal monastery of Brou, the bird park at Villars-les-Dombes, Bresse poultry and the Ain valley. Weekenders from Lyon and Geneva, cyclists, families and business travellers follow one another through the year.
Properties range from restored Bresse farmhouses to maisons de maître built of pisé (rammed earth) and larger estates grouping several dwellings, including a gîte, around a park. This page is for buyers of a running guest house, for people comparing Ain with neighbouring departments, and for owners getting ready to sell. At a 2025 median of €257,221, a country house in Ain costs more than the regional figure, pushed up by Lyon and Geneva. A guest house with four or five bedrooms, outbuildings and land, however, often sits above the top-decile threshold of €388,780 and moves into the prestige market, where the department's 2021-2025 median is €690,800. Deep rural villages, at a €243,000 median, have gained ground since 2021 and are closing the gap with commuter areas, so the price difference between the rural Bresse and the Lyon fringe is narrowing.
The Dombes, between Lyon and Bourg-en-Bresse, draws walkers, birdwatchers and heritage lovers around Pérouges and Châtillon-sur-Chalaronne; Lyon keeps demand steady all year, but prices are among the highest in the department. The Bresse to the north-west offers roomy farmhouses on gentler terms. The Bugey, from Belley to the Albarine valley, trades on hill country, local wines and outdoor sports, while the Pays de Gex, at the foot of the Jura and next to Geneva, combines an international clientele with high prices. The A40, A42 and A39 motorways cross the department, TGV trains stop at Bourg-en-Bresse and Bellegarde, and Lyon-Saint-Exupéry and Geneva airports are close by.
Pisé and timber-framed walls in the Dombes and Bresse dislike damp and the wrong renders, while Bugey limestone farmhouses have steep roofs worth inspecting. Near the ponds and along the Saône, the Ain and the Rhône, check the flood-risk plan at the mairie (town hall). Rural homes often rely on a private septic system inspected by the local SPANC service. A chambres d'hôtes business is capped at 5 bedrooms and 15 guests at a time, breakfast included, and must be declared at the mairie; beyond that, public-building safety rules apply. Serving wine at the table d'hôtes requires at least a restaurant licence and a specific permit. Our article on how many bedrooms to plan (in French) helps size the project.
Two land-registry benchmarks frame it: €257,221 for a country house in 2025 and €690,800 for a prestige home over 2021-2025. A property able to host five bedrooms usually falls between the two, depending on condition, land and distance from Lyon or Geneva. Add works, furnishing and purchase costs, then read our guide to the budget for opening chambres d'hôtes (in French).
They bring regular weekends, especially in the Dombes and the Pays de Gex. In summer, walkers, cyclists and families take over in the Bugey and the Ain valley. Test occupancy and pricing with our B&B profitability simulator (in French).
