Buying a B&B for sale in Gard means settling between the Cévennes, the garrigue and the Petite Camargue, on the doorstep of Provence. The Pont du Gard, the Roman arena and Maison Carrée in Nîmes, the ducal town of Uzès and its market, Aigues-Mortes, the Gardon gorges and the Cèze valley draw large numbers of French and foreign visitors. The Cévennes National Park, the Costières de Nîmes and Côtes du Rhône vineyards, ferias and olive-oil cooking stretch the season beyond summer.
Properties are mostly stone mas (Provençal farmhouses) with pools and grounds, centuries-old character homes, some listed as historic monuments, and estates combining guest rooms and holiday cottages. This page is for buyers of a running guest house, for investors creating one and for owners preparing a sale. Compare with neighbouring Hérault and get new listings by email alert (in French).

Gard is one of the dearest markets in Occitanie: €265,000 median for a country house in 2025, and even the bottom decile reaches €160,000. A five-bedroom guest house, often a mas with a pool, belongs to the prestige market: €824,700 median over 2021-2025 (indicative), nine sales in ten between €526,300 and €1,405,900, well above the €640,000 regional median. Notably, tourist inland areas, at €221,885, are down 7.2% since 2021, while deep rural areas rose 7.5%: the Cévennes and back country now leave room to negotiate.
The Uzès area and Pont du Gard country attract most international demand, with pale stone villages, markets, easy access to Avignon and the highest prices. The Cèze valley and the Rhône side, up to Villeneuve-lès-Avignon, benefit from Côtes du Rhône wines and nearby Provence. In the south, the Petite Camargue and Vaunage, from Aigues-Mortes to Sommières, live by the sea, bulls and horses, under coastal and wetland rules. West and north, the Cévennes around Anduze, Saint-Jean-du-Gard and Le Vigan offer farmhouses and old silk-farm buildings at lower prices, with a shorter season. The A9 and A54 serve Nîmes, TGV trains stop at Nîmes-Pont-du-Gard and Avignon, and Nîmes, Montpellier and Marseille airports handle European flights.
Limestone mas, schist silk-farm buildings and maisons de maître under Roman tiles need checks on roof timbers, vaults and cracks. Gard is highly exposed to épisodes cévenols, intense autumn rains causing fast floods on the Gardon, Cèze and Vidourle: read the local risk plan before any offer. Garrigue and woodland require brush clearing around buildings against wildfire, and the loi Littoral (coastal planning law) limits extensions on the coast. Rural homes use septic systems inspected by the SPANC. A chambres d'hôtes business is capped at 5 rooms and 15 guests at a time, breakfast included, declared at the mairie (town hall). Works on a listed building also need heritage approval. See our article on buying chambres d’hôtes in the South (in French).
Benchmarks are high: €265,000 for a country house, €824,700 median for a prestige home. Around Uzès, a mas with a pool and several guest rooms often exceeds the second figure; in the Cévennes, budgets can be lower. Add notaire fees (the notary who handles the sale), compliance and furnishing, then test the project with the B&B profitability and tax simulator (in French).
Demand is strong from April to October and guests accept higher nightly rates, but the purchase price lengthens payback. A table d'hôtes, multi-night stays and shoulder-season opening make the difference. Our article on chambres d’hôtes profitability (in French) helps frame your assumptions.
Gather accounts, the town hall declaration, bookings, reviews, mandatory surveys, the SPANC report and any heritage listing details. Separate the building, sold before the notaire, from the business assets. Then list your property.
