A B&B for sale in Ariège appeals first to people who want to live at the foot of the Pyrenees and share that setting with paying guests. The department combines high valleys and summer pastures, the Pyrénées Ariégeoises regional nature park, the Cathar castle of Montségur, the château of Foix and the painted cave of Niaux. Hikers on the GR10, skiers and spa guests at Ax-les-Thermes, Toulouse families and Northern Europeans come for a room in a private home and often a table d'hôtes, the evening meal shared with the owners.
Properties here tend to be large character houses with land, restored farmhouses or barns converted into guest rooms. This page is for buyers of a running chambres d'hôtes business, for those creating one from scratch and for owners preparing a sale. Compare with Aude and set up an email alert (in French) for new properties.

Ariège remains one of the most affordable markets in Occitanie: the median country house sold for €160,000 in 2025, against €210,000 for the region, and the top decile starts at just €265,000. A four- or five-bedroom guest house with outbuildings and land often sits above that ceiling and is closer to the prestige market, where the regional median reached €640,000 over 2021-2025; local sales of that kind are too few for a department figure. In tourist inland areas, valleys and resorts, the median drops to €136,500 but has risen 11.4% since 2021, a sign that the mountains draw new buyers.
In the west, the Couserans around Saint-Girons and the old bishop's town of Saint-Lizier offers wooded valleys and mountain villages. The Ariège valley itself, from Foix to Tarascon-sur-Ariège and Ax-les-Thermes, gathers the best-known sights: the castle, Niaux, spa baths and ski areas. To the east, Mirepoix and its arcaded square lead towards Montségur. In the north, lower Ariège from Pamiers to Saverdun lies within reach of Toulouse, with steadier off-season demand and slightly higher prices. The A66 and N20 link Toulouse with Foix and Andorra, a railway runs up the valley to Latour-de-Carol, and Toulouse-Blagnac and Carcassonne airports serve foreign guests.
Stone farmhouses and barns roofed with slate or stone slabs dominate, so check insulation, heating and roofs. On valley floors, check exposure to flooding from the Ariège, the Salat and their tributaries; on slopes, risk plans may flag rockfalls or landslides. The loi Montagne, France's mountain planning law, limits new building and extensions. Isolated homes usually rely on a private septic system inspected by the local SPANC service. A chambres d'hôtes business is capped at 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall). Our article on how many rooms to plan (in French) helps size the project.
Two DVF benchmarks frame it: €160,000 for a country house in Ariège in 2025 and €640,000 for a large home at the regional median. Most guest houses sit in between. Add notaire fees (the notary who handles every French property sale), compliance work and furnishing, then test figures with the B&B profitability simulator (in French).
Where restaurants are scarce in the evening, an evening meal keeps guests longer and lifts income per room. Serving wine requires at least a restaurant licence plus a specific operating permit. Our article on whether a table d’hôtes pays (in French) helps you estimate it before checking with an accountant.
Buyers will ask for the town hall declaration, recent accounts, the booking calendar, guest reviews, mandatory surveys and the SPANC report. The sale goes through a compromis de vente (preliminary contract) and a final deed signed before the notaire. Then list your B&B for sale.
