At the meeting of the Tarn and Garonne rivers, a B&B for sale in Tarn-et-Garonne benefits from orchards, rolling hills and characterful villages on the Way of St James. Pilgrims on the Via Podiensis stop at Lauzerte, at Moissac, whose abbey church and cloister are among the great Romanesque monuments, and at Auvillar. Montauban, a brick city and birthplace of Ingres, the Aveyron gorges around Bruniquel and Saint-Antonin-Noble-Val, the Garonne lateral canal and local produce such as Moissac grapes and Lomagne garlic also draw families, cyclists and Northern European visitors.
Properties include manor houses and maisons de maître, restored hamlets with several dwellings and estates designed for weddings. This page is for buyers of a running guest house, for those creating rooms in an old building, and for owners preparing a sale. Set up an email alert (in French) to hear about new properties.

The country house market has levelled off: the 2025 median of €200,000 is unchanged on the year, after an 11.1% rise since 2020. Proximity to Toulouse and Montauban explains most of the gaps: peri-urban countryside reaches €210,000, deep countryside €170,470, and the tourist inland of the Aveyron gorges and Quercy €185,000, flat since 2021. A four- or five-room guest house often joins the prestige market, with an indicative department median of €531,200, well below the regional benchmark of €640,000, making a large period home more affordable than the Occitanie average.
In the north, the Quercy around Caussade, Caylus and Lauzerte offers limestone landscapes and hilltop villages, continuing the Lot. The Aveyron gorges from Bruniquel to Saint-Antonin-Noble-Val attract hikers, canoeists and climbers in the warmer months. In the centre, Moissac and the Garonne valley up to Auvillar live from pilgrims, canal-side cycling and orchards. In the south-west, the Lomagne around Beaumont-de-Lomagne appeals for its hills and moderate prices, while the south-east, between Montauban and Toulouse, brings business and weekend guests at higher prices. The A20 and A62 motorways meet near Montauban, whose station links to Paris and Bordeaux, and Toulouse-Blagnac airport is close.
On the plain, houses combine brick and river cobbles under Roman tiles; in the Quercy, white limestone dominates, with dovecotes and barns. On clay hillsides, shrink-swell movement cracks walls, so a structural survey is wise. The Tarn, Garonne and Aveyron have a history of major floods: check the flood-risk plan, especially in the valleys. Private septic systems, inspected by the SPANC service, must match guest numbers. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, declared at the mairie (town hall); an estate hosting weddings in a hall open to the public must also meet public-access safety rules. Our article on B&B formalities (in French) explains these obligations.
Properties appear on this page as they are published, and the email alert flags each one. The most sought-after areas are the pilgrim route around Moissac and Lauzerte and the Aveyron gorges. Also check the department's tourism properties, where guest houses are sometimes listed as manor houses or estates.
Pilgrims provide regular bookings, but usually for one night at modest prices. Evening meals, wine, fruit and canal breaks, or adding self-contained units improve results. Test your assumptions with our B&B profitability and tax simulator (in French), then ask an accountant.
Check the town hall declaration, accounts, current bookings, surveys and septic inspection. The compromis de vente (preliminary contract) sets the terms, then the final deed is signed before the notaire, the public official who handles property sales. Our buying guide (in French) covers each step.
