Between the walled Cité of Carcassonne and the lagoons around Narbonne, a B&B for sale in Aude draws on guests who come for heritage, wine and the Mediterranean. The Canal du Midi, the Cathar castles of Peyrepertuse, Quéribus and Lastours, Fontfroide abbey, the village of Lagrasse and the Corbières, Minervois and Limoux vineyards keep visitors coming from spring to the grape harvest, alongside the beaches of Gruissan and Leucate and the upper Aude valley.
Properties range from maisons de maître already fitted with guest rooms to 19th-century houses with separate owners' quarters, wine estates and upmarket businesses sold as a going concern, with both the building and the fonds de commerce (the business itself). This page is for buyers, for people creating a guest house and for sellers. Compare with neighbouring Pyrénées-Orientales and set up an email alert (in French).

Location matters: tourist coastal villages show a €286,500 median but a 12.6% fall since 2021, while tourist inland areas, at €162,850, rose 6.8%. The Corbières and upper valley give more space for the money.
Carcassonne and the Canal du Midi bring international guests throughout the season, with the A61 and the railway station close by. North, the Minervois and the Montagne Noire combine wine villages, caves and forests. South-east, the Corbières and Fenouillèdes lead to the Cathar citadels: open garrigue scrubland and lower prices, but a shorter season. The Narbonne coast, from Gruissan to Leucate, benefits from the sea and the A9, with scarcer, dearer land. The upper Aude valley, from Limoux to Quillan, attracts white-water and walking fans, while the Lauragais around Castelnaudary follows the canal. Carcassonne, Toulouse-Blagnac and Perpignan airports serve foreign guests.
Winegrowers' houses with vaulted cellars, stone maisons de maître, former wine estates and isolated farmhouses under Roman tiles are typical, so check roof timbers, damp and converted wine stores. Garrigue and woodland carry a wildfire risk, with legal brush-clearing duties around buildings, and Mediterranean storms can cause flash floods on the Aude and its tributaries. Near the coast, the loi Littoral (coastal planning law) limits extensions. Rural homes usually have a septic system inspected by the SPANC. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, declared at the mairie (town hall). Tax aspects are covered in our article on chambres d’hôtes taxation (in French).
A running guest house comes with guests, a website, reviews and bookings, so it earns sooner, and the price reflects that: study the accounts. Converting a maison de maître costs less upfront but means works and paperwork. Our guest house buying guide (in French) compares both routes.
The Cité and the canal draw many visitors, but competition between accommodations is also stronger. Results depend on room numbers, nightly rates, opening months and costs. Test scenarios with the B&B profitability and tax simulator (in French), then have them checked by an accountant.
Gather the town hall declaration, recent accounts, mandatory surveys, the SPANC report and, if you serve wine, your licence and permit. Separate the building, sold before a notaire (the notary who handles French property sales), from the business assets sold with it. Then list your property.
