Looking for a B&B for sale in Hautes-Pyrénées means aiming at mountains that draw visitors all year. The Cirque de Gavarnie, a World Heritage site with the Mont-Perdu massif, the Pyrenees National Park, the Pic du Midi de Bigorre and the Col du Tourmalet attract hikers, cyclists and skiers; Lourdes and its sanctuaries welcome pilgrims from around the world; and the spa towns of Bagnères-de-Bigorre, Cauterets and Luz-Saint-Sauveur bring steady guests. Further north, the Adour valley and the Madiran vineyards offer a quieter, rural side.
Guest houses here are often large stone village houses, farms with barns or valley homes converted into rooms. This page is for buyers taking over a mountain hospitality business, for those converting a farmhouse, and for owners preparing a sale. Country house prices have risen sharply: a 2025 median of €187,000, up 20.6% since late 2020 and 10.0% in the last year alone. Tourist-inland municipalities, covering mountain valleys and resorts, are the right benchmark for a guest house: their median of €184,000 has gained 12.6% since 2021, while the deep countryside stays near €165,000. A four- or five-room house often exceeds the top-decile threshold of €299,202. For prestige homes, the benchmark is regional, at €640,000, a level few Pyrenean guest houses reach.
In the south-west, the Gaves valleys from Argelès-Gazost to Cauterets, Luz-Saint-Sauveur and Gavarnie combine major sites, spas and the proximity of Lourdes: the busiest area, with both a summer and a winter season. The upper Adour valley, from Bagnères-de-Bigorre to La Mongie, leads to the Pic du Midi and the Tourmalet. In the east, the Aure and Louron valleys around Saint-Lary-Soulan live from skiing and hiking. The Lannemezan plateau and the Baronnies are quieter and cheaper, while Tarbes and the Adour plain attract passing and business guests. The A64 motorway serves Tarbes, Tarbes-Lourdes-Pyrénées airport handles pilgrimage flights, and Tarbes and Lourdes stations have direct trains to Paris.
Local buildings combine stone or river-cobble walls, steep slate roofs and isolated hillside barns. Have roofing, insulation and heating checked, as they decide whether you can open in winter. Mountain streams can flood violently: consult the risk-prevention plan, which also covers avalanches and landslides. The Pyrenees are also a seismic zone, reflected in building rules. The Loi Montagne (mountain planning law) restricts building, so converting a barn needs the mairie's (town hall's) approval, and private septic systems are inspected by the SPANC service. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, and must be declared at the town hall. Read our article on the right number of rooms (in French).
Properties in the department appear on this page as soon as they are published, and the email alert tells you straight away. Pyrenean B&Bs are also often sold as village houses or farms to convert, so widen your search to tourism properties. Around Lourdes, pilgrims come from April to October and stay only a few nights. In resorts, skiers fill the winter and hikers the summer, with quieter spring and autumn months. Test both scenarios with our B&B profitability and tax simulator (in French), then ask an accountant.
Cost insulation, heating and winter access, and check the risk plan and septic compliance. For a running business, ask for accounts, current bookings and the town hall declaration. The compromis de vente (preliminary contract) can include conditions linked to these checks; discuss them with the notaire handling the sale.
