From the Auvergne volcanoes to the Alps, a gîte for sale in Auvergne-Rhône-Alpes draws on landscapes few regions combine. In Auvergne, the Chaîne des Puys, a UNESCO World Heritage site, the Puy Mary, the Sancy, the Aubrac and Le Puy-en-Velay attract walkers and nature lovers. In the Rhône-Alpes half, Mont Blanc, Lakes Annecy and Bourget, the Vercors, the Ardèche gorges and Provençal Drôme mix winter sports, swimming and heritage.
Properties here are often Auvergne farmhouses in volcanic stone with a house and several gîtes, character estates with several dwellings in the Ain or the Monts du Lyonnais, old mills and equestrian properties. This page is for buyers looking for a house with gîte, investors in a trading gîte complex and owners preparing to sell. Set up an email alert (in French) to follow new properties across all twelve departments.

At €230,000 in 2025, the regional country-house median is above the national benchmark, but it hides a one-to-four gap between Allier (€115,000) and Haute-Savoie (€493,340). For a gîte, the most telling benchmark is tourist inland communes (hinterland and mountains): €183,000 over 2020-2025, up 9.0% between 2021 and 2025, below the commuter belt (€245,000). Communes classed as residential lakeside reach €426,400. Savoie (+24.8%) and Haute-Loire (+22.8%) rose fastest since 2020. A property with several gîtes moves towards the large-home market, where the regional median is €878,400 over 2021-2025.
The region has four broad areas. In the west, Auvergne (Allier, Puy-de-Dôme, Cantal, Haute-Loire) has the lowest prices, volcanoes, lakes and a mainly summer season, with skiing at Le Lioran, Le Mont-Dore and Super-Besse. In the centre, the Loire, Rhône, Ain and northern Isère benefit from Lyon, Saint-Étienne and Geneva nearby: weekends and business travel spread bookings across the year, but prices are higher. In the east, Savoie and Haute-Savoie have two seasons, winter sports and summer lakes, with the highest prices and tight planning rules. In the south, Ardèche and the Drôme add gorges, lavender and a long summer. Lyon, Geneva and Clermont-Ferrand airports handle most flights, TGV stations in Lyon, Valence, Grenoble, Chambéry and Annecy link the region to Paris, and the A7, A43, A75 and A89 motorways cross it.
Building styles change from one massif to the next: basalt and stone slab roofs in Auvergne, rammed earth (pisé) in North Isère and the Dombes, golden stone in the Beaujolais and limestone farmhouses in the south. All suit conversion if you budget for roofing and insulation. The loi Montagne (mountain planning law) covers much of the region and restricts new building; around the large Alpine lakes the loi Littoral also applies. Hazards: avalanches and rockfall in the mountains, flash floods and wildfires in Ardèche and the Drôme, flooding in the Rhône, Saône, Loire and Allier valleys. Away from mains drainage, a private septic system, checked by the local SPANC service, must be sized for total capacity. Every gîte counts as a meublé de tourisme (furnished holiday let) and must be registered, and since the law of 19 November 2024 the mairie (town hall) has more powers. The national online registration service provided for by that law is not yet in place and should open in the fourth quarter of 2026.
Farmhouses with barns to convert are common in Cantal, Haute-Loire, Puy-de-Dôme and Allier, where the 2025 country-house median ranged from €115,000 to €165,800 by department. A farm already converted into gîtes costs more. See our guide to where to buy a gîte (in French).
Prices are higher: in 2025 the median country house sold for €285,700 in the Rhône, €320,205 in Savoie and €493,340 in Haute-Savoie. A property with several gîtes soon reaches large-home prices. Add notaire fees (the notary who handles the sale), furniture and compliance work, then test the figures with our holiday rental simulator (in French).
You buy both property and business. The compromis de vente (preliminary contract) and final deed cover the real estate; the customer base, trading name and booking website may be transferred separately as a fonds de commerce (business goodwill). Ask for recent accounts; our complete gîte buying guide (in French) covers each step.
