Le Puy-en-Velay is the starting point of one of the busiest Way of St James routes, the via Podiensis, and that footfall is a real asset if you are looking for a gîte for sale in Haute-Loire. Around it, the Velay offers volcanic peaks, the Mézenc massif, Lac du Bouchet and the Loire gorges; further west, the Allier gorges, Brioude and La Chaise-Dieu, with its abbey and music festival, draw a different crowd. Green lentils from Le Puy add to the appeal of these unspoilt uplands.
Typical properties are volcanic-stone farmhouses with an attached barn, village houses run as walkers' hostels (gîtes d'étape) and farm groups with two or three holiday lets. This page is for buyers after a house with gîte, for those taking over a walkers' business and for sellers. See also gîtes for sale in Auvergne-Rhône-Alpes and set up an email alert (in French).

Haute-Loire is one of the most affordable departments in the region: a median €165,800 for a country house in 2025, against €230,000 for Auvergne-Rhône-Alpes. In tourist inland communes, covering much of the Velay and upper Allier, the median drops to €120,000, but it rose by 18.4% between 2021 and 2025, faster than elsewhere: outside buyers are arriving. With no department figure for large homes, the regional median (€878,400) applies, a level local gîte properties rarely reach.
Le Puy and its surroundings see pilgrims and walkers from spring to autumn, so a walkers' hostel lives on many short stays. The higher Mézenc plateau and the Meygal suit nature and snow holidays, with harsh winters. The Yssingeaux area and the Loire valley towards Monistrol-sur-Loire are close to Saint-Étienne and Lyon, which helps weekend bookings. In the west, the Brioude area and the Allier gorges attract anglers, canoeists and lovers of Romanesque churches. The N88 links Le Puy to Saint-Étienne and the Rhône valley, and the N102 joins the A75 near Brioude; Lyon-Saint-Exupéry is the nearest international airport.
Traditional houses are built of basalt under stone slabs or tiles; Mézenc farms are large and thick-walled, good for conversion but costly to heat. Our step-by-step advice on turning a barn into holiday accommodation (in French) helps plan the works. Check insulation and heating: the law of 19 November 2024 phases in energy performance requirements for meublés de tourisme (furnished holiday lets). Land along the Loire and Allier is flood-prone, and mountain planning law (loi Montagne) governs building across much of the department. Outside villages, the private septic system must pass the SPANC inspection for the intended capacity.
Yes: one country house in ten sells for under €73,500 here. A cheap property usually needs roofing, insulation or septic work, so cost these before comparing with a trading gîte.
The route brings steady traffic in season, but stays are short and prices modest; results depend on beds, meals offered and costs. Ask for booking records and accounts, and read our article on gîte profitability (in French).
The sale runs from a compromis de vente (preliminary contract) to a final deed signed before a notaire, the public officer handling property sales. Check each unit's registration, rating and labels, the septic report and mandatory surveys. If the website and customer base are included, have the fonds de commerce (business goodwill) separated from the property. The ma-propriete.fr buying guide for gîtes (in French) walks through the process.
