Volcanoes, lakes and spa towns make a gîte for sale in Puy-de-Dôme easy to market. The Chaîne des Puys and the Limagne fault, a UNESCO World Heritage site, the Sancy massif, the Pavin, Chambon and Aydat lakes and the Romanesque churches of Orcival, Saint-Nectaire and Issoire drive nature and heritage tourism. Spa towns such as Le Mont-Dore, La Bourboule and Châtel-Guyon add spa guests, and Saint-Nectaire cheese does the rest.
Typical properties are lava-stone Auvergne farmhouses with a converted barn, larger family houses in the Combrailles or Livradois with several units, and chalets or gîte groups near the Sancy slopes. This page is for buyers looking for a house with gîte, for those taking over a business and for sellers. See also gîtes in Auvergne-Rhône-Alpes and set up an email alert (in French).

At a median €159,850 for a country house in 2025, Puy-de-Dôme is well below the regional level, with sharp local differences. Rural communes near Clermont-Ferrand reach a median €200,750, while the tourist inland (volcanoes, Sancy, Livradois) stands at €111,565, yet with the fastest rise, +20.2% between 2021 and 2025. A property with a gîte, a pool or several units sits above these medians; for large homes, the regional figure applies.
The Chaîne des Puys west of Clermont-Ferrand draws the most visitors, with steady demand and higher prices. The Sancy has two seasons, skiing at Super-Besse and Le Mont-Dore in winter, walking and lakes in summer, plus spa guests in spring and autumn. The Livradois-Forez around Ambert and Thiers, and the Combrailles to the north-west, are quieter and cheaper but more summer-dependent. The A71 links Clermont-Ferrand to Paris, the A75 heads south and the A89 connects Lyon and Bordeaux; Clermont-Ferrand also has an airport.
Houses combine volcanic stone, often andesite or Volvic stone, with stone-slab or tile roofs; mountain barns (burons) can be converted, but permissions are strict. Mountain planning law (loi Montagne) covers much of the department and limits building away from villages. Winter means snow-cleared access and efficient heating, and radon in some volcanic and granite soils is worth testing. Each gîte is a meublé de tourisme (furnished holiday let) registered online since the law of 19 November 2024; the optional 1 to 5-star rating, valid 5 years, helps marketing (see our article on gîte ratings, in French).
The Combrailles, the Livradois and the north: one country house in ten sells for under €70,000. Such properties usually need works and a customer base. Check what you can borrow with our borrowing capacity calculator (in French).
Spa towns in the Sancy and the Limagne bring three-week stays outside peak summer, so a well-placed gîte can lengthen its season if it offers step-free accommodation. Discuss the tax rules for holiday lets (in French) with an accountant.
First ask the mairie (town hall) whether the barn can change use, then cost works, drainage and safety. Our white paper on creating a rural gîte (in French) covers each step.
