Guests rarely rush through the Cantal, which is what makes a gîte for sale in Cantal worth a look: people come for walking, volcanoes and quiet, often for a full week. The department lies at the heart of the Volcans d'Auvergne regional nature park, with the Puy Mary, a Grand Site de France, the Plomb du Cantal and valleys radiating from the old volcano. Salers, the upper town of Saint-Flour, the Garabit viaduct and the Truyère gorges complete the picture, along with Cantal and Salers cheeses. In winter, the Le Lioran ski resort adds a second season.
Typical properties are isolated farmhouses with a main house and several gîtes, large homes with a spa area, businesses combining gîtes and B&B rooms, and the occasional character house. This page is for buyers looking for a house with gîte and a change of lifestyle, for those taking over a trading business and for owners preparing to sell. The Cantal remains one of the most affordable markets in Auvergne-Rhône-Alpes: in 2025 the median country house sold for €130,000, against €230,000 for the region. Tellingly, tourist inland communes in the mountains and valleys are cheaper (€105,000 over 2020-2025) than the commuter belt around Aurillac and Saint-Flour (€150,000): remoteness weighs more than tourist appeal. A gîte property with several units, barns and sometimes a spa sits well above these medians and, depending on size, moves towards the large-home market, where the regional median is €878,400.
The heart of the massif, around Le Lioran, the Puy Mary and the Jordanne, Cère and Santoire valleys, draws walkers in summer and skiers in winter; it is the most sought-after area, with snow and access constraints. In the north-west, the Salers and Mauriac area combines summer pastures, stone huts (burons) and volcanic-stone villages, with a season from May to October. In the east, the Planèze of Saint-Flour, the Margeride and the Truyère gorges offer wide open spaces and moderate prices near the A75 motorway. In the south-west, the gentler, wooded Châtaigneraie surrounds Aurillac, which has an airport with flights to Paris and a well-known summer street-theatre festival.
Local houses are built of basalt, granite or schist under steep stone slab or slate roofs. Barns and burons suit conversion, but slab roofs are costly to redo and insulation matters in a mountain climate; see our guide to converting a barn into a gîte (in French). The loi Montagne restricts new building outside villages. Plan for snow clearing, heating and winter access. The private septic system, inspected by the local SPANC service, must match the number of beds. The law of 19 November 2024 provides for every meublé de tourisme (furnished holiday let) to obtain a registration number from a national online service, which is not yet in place and is due to open in the fourth quarter of 2026; a 1 to 5 star rating is optional. Our checklist for opening a gîte (in French) lists the steps.
The starting point is low: in 2025 the median country house sold for €130,000 and one sale in ten went below €61,000. A trading gîte with several units costs considerably more. Add notaire fees (the notary who handles the sale), compliance work, furniture and heating, then test your figures with our holiday rental simulator (in French).
Near Le Lioran, skiing and walking give two letting periods. Elsewhere, most bookings fall between May and October; an isolated gîte often closes for several winter months, so plan costs accordingly.
Income is usually treated as furnished letting, under rules that have changed in recent years. Ask an accountant before signing; our article on gîte taxation (in French) gives an overview.
