A gîte for sale in Savoie stands apart from most rural lets in France for one simple reason, two seasons instead of one. In winter, the ski areas of the Tarentaise and Maurienne, from Val-d'Isère and the Trois Vallées to La Plagne and Valloire, fill the beds; in summer, the Vanoise national park, the Beaufortain, the Bauges and the Chartreuse draw walkers, climbers and families. Lac du Bourget, Aix-les-Bains, Chambéry and Lac d'Aiguebelette add lake, spa and short-break guests.
Typical properties are large Savoyard farmhouses partly converted into holiday flats, chalets split into several gîtes and village houses near a resort or lake. This page is for buyers after a house with gîte, investors taking over a seasonal business and sellers. Even country houses are expensive in Savoie: a median €320,205 in 2025, or €3,100/m², well above regional and national levels. Lakeside communes are the dearest segment (median €395,500), and tourist inland communes, which include mountain valleys, rose by 17.3% between 2021 and 2025. A property with several gîtes often joins the large-home market, with an indicative department median of €1,031,800. Resort flats follow their own benchmarks.
The Tarentaise, reached by the N90 from Albertville, has the most sought-after resorts: highest prices, few rural properties, but a long winter season. The Maurienne, along the A43 towards the Fréjus tunnel, offers cheaper mountain villages and family resorts. The Beaufortain and Val d'Arly combine pastures, traditional buildings and a balanced double season. The Bauges, Avant-Pays Savoyard and Combe de Savoie live mainly on summer, lakes and wine, close to Chambéry and the A41. High-speed trains serve Chambéry and Bourg-Saint-Maurice, and Chambéry-Savoie airport handles winter flights from the UK.
Savoyard farmhouses combine stone walls, heavy timber frames and stone-slab or shingle roofs that are costly to restore. Avalanches, torrential floods and landslides affect many communes: read the risk prevention plan and the risk report attached to the compromis de vente, the preliminary sale contract. Mountain planning law (loi Montagne) applies throughout, and coastal law (loi Littoral) also covers the shores of Lac du Bourget. The law of 19 November 2024 gave tourist towns more power over meublés de tourisme (furnished holiday lets): ask the mairie (town hall) about local rules, and read about the new holiday-let rules (in French).
DVF data give a floor: one country house in ten sells under €180,000 and one in ten above €523,018. A gîte complex near a resort or lake costs much more; our article on gîte purchase prices (in French) explains how to value one.
The double season helps, but May and November are quiet, and heating, snow clearing and upkeep are costly. Build a realistic calendar and test it with our holiday rental simulator (in French).
