A gîte for sale in Loire sits between two large cities, Lyon and Saint-Étienne, and the rolling uplands of the Massif Central, where visitors come to walk, fish and slow down. The department covers the Pilat regional nature park, the Forez mountains and their high pastures, the Forez plain around Montbrison, the Loire gorges and the Roannais with its Côte Roannaise vineyards. Fourme de Montbrison cheese and Côtes du Forez wines support year-round short breaks.
Typical properties are former stone or rammed-earth (pisé) farmhouses with an outbuilding converted into a holiday let, larger family houses with one or two gîtes, and small gîte complexes near a lake or a mountain resort. Whether you want a house with gîte to live in and let, an established business to run or a buyer for your own property, this page is a starting point. Country houses in Loire remain affordable: a median €205,000 in 2025, close to the national figure and well below the regional one. For a gîte, the most telling benchmark is the tourist inland (Forez, Pilat, uplands), at a median €149,000, though on few sales, up 12.0% between 2021 and 2025. A property with a main house, a gîte and land sits above that, usually below the large-home market (indicative median €618,200 in the department).
In the south, the Pilat draws walkers and families from Saint-Étienne and Lyon. To the west, the Forez mountains suit nature holidays, with a small ski area and summer pastures. The Forez plain around Montbrison and Feurs is cheaper but less touristy. In the north, the Roannais combines vineyards, the Loire gorges, Lake Villerest and old market towns such as Charlieu. The A72 links Saint-Étienne to Clermont-Ferrand, the A89 crosses the north towards Lyon and the A47 runs to the Rhône valley; Lyon-Saint-Exupéry is the international airport. The trade-off is between city proximity, which brings weekend bookings all year, and the more seasonal appeal of the uplands; see where to buy a gîte in France (in French).
Houses are built of granite in the hills, pisé (rammed earth) on the plain and in the Roannais, and golden limestone towards the Beaujolais. Pisé walls dislike damp: cement render or poor drainage can weaken them, so commission a survey before signing the compromis de vente, the preliminary sale contract. Valley floors along the Loire, Furan and Gier are prone to flooding, as the risk report attached to the deed will show. Outside villages, check that the private septic system, inspected by the local SPANC service, can handle both the house and the gîte. Each gîte is a meublé de tourisme (furnished holiday let) that must be registered through a national online service since the law of 19 November 2024; see our guide to opening a gîte (in French).
It depends on the number of units, condition and area. The median country house sells for €205,000 and one sale in ten exceeds €308,300, so a property with a gîte usually costs more. Add notaire fees (the public officer who handles the sale), furniture and a works budget, then check your figures with our financing plan calculator (in French).
Being close to Lyon and Saint-Étienne brings short breaks, family gatherings and business stays, which smooth occupancy. Ask the seller for booking records and model your income with our holiday rental simulator (in French).
A farm to renovate is cheaper to buy, but works, timescales and permission to convert a barn must be checked with the mairie (town hall) first. Taking over an existing gîte brings customers and online reviews; our article on buying versus creating a gîte (in French) compares both.
