From Lake Geneva to Mont Blanc, a gîte for sale in Haute-Savoie serves an international clientele drawn by the mountains in winter and summer and by Geneva next door. Chamonix and the Arve valley, the Aravis around La Clusaz and Le Grand-Bornand, the Portes du Soleil, Samoëns in the Giffre valley, Lake Annecy and the Lake Geneva shore from Yvoire to Évian make up one of the busiest tourist areas in the Alps. Reblochon cheese, climbing, cycling and water sports keep it going almost all year.
Properties include traditional wooden chalets split into holiday flats, former farms with outbuildings and several hectares, and occasionally equestrian estates with self-contained cottages. This page is for buyers after a house with gîte, investors taking over a holiday-let business and owners planning a sale. Browse more gîtes across Auvergne-Rhône-Alpes, and an email alert (in French) will flag new chalets and farms.

Haute-Savoie is the region's most expensive rural market: a median €493,340 for a country house in 2025, or €4,377/m², more than double the national median. Even tourist inland communes, which include mountain valleys, reach €470,000, and lakeside areas go higher. A property with several holiday units is therefore best compared with large homes, whose department median is €2,387,000 over 2021-2025. Land value often weighs more than rental income in the price.
The Annecy basin and lakeshore have the strongest summer demand and highest prices, with few rural properties. The Aravis and the Bornes offer traditional farmhouses, a double season and quick access from Annecy. The Mont Blanc area, from Chamonix to Saint-Gervais and Megève, targets an upmarket international clientele. The Chablais combines the lake in summer and skiing in winter around Thonon, Évian, Morzine and Châtel; the Giffre is slightly more affordable. The A40 and A41 motorways serve the department, Geneva airport brings foreign guests and the Léman Express rail link connects Geneva with the Chablais.
Chalets and large-roofed farmhouses need regular work on timber frames, cladding and roofs, and winter access adds costs at altitude. Avalanches, torrential floods and rockfall affect many valleys: read the risk prevention plan. Mountain planning law (loi Montagne) applies throughout, and coastal law (loi Littoral) also covers the shores of Lake Geneva and Lake Annecy. Several tourist towns now use the powers given by the law of 19 November 2024 to regulate meublés de tourisme (furnished holiday lets), so check local rules with the mairie (town hall). Specific insurance is essential; see our article on gîte insurance (in French).
Scarce mountain land, foreign demand and Geneva salaries push prices up: only one country house in ten sells under €298,500. Check the balance between price, works and income with our financial calculators (in French).
Yes, if planning rules allow and the units are registered as holiday lets; hosting trail riders is another option. See our equestrian gîtes section.
An offer is followed by a compromis de vente (preliminary contract), then the final deed signed before a notaire, the public officer handling property sales. Check each unit's registration, rating, forward bookings, surveys and septic inspection. Our complete gîte buying guide (in French) covers each step.
