Looking for a gîte for sale in Ardèche starts with a choice between two very different landscapes. In the south, the Ardèche gorges, the Pont d'Arc natural arch and the replica of the Chauvet cave draw swimmers, canoeists and families every summer around Vallon-Pont-d'Arc, Ruoms and villages such as Balazuc. To the north and west, the Ardèche plateau, Mont Gerbier de Jonc, the Mézenc and the Monts d'Ardèche regional nature park attract walkers, cyclists and anglers.
Properties in this section range from a house with gîte to stone farmhouses split into several units, former silk farms (magnaneries), equestrian properties on the plateau and plots with planning permission for a group of holiday cottages. In 2025 the median country house in Ardèche sold for €225,000, just below the regional median and well above the national one. Tourist inland communes show €205,000 over 2020-2025, slightly less than the commuter belt near the Rhône valley, so prices do not simply follow visitor numbers. A gîte property sits above these benchmarks, since it combines a home, rental units, a pool and land. There are too few sales to publish a department median for large homes, so the regional figure of €878,400 remains the reference.
The south, between Aubenas, Vallon-Pont-d'Arc, Les Vans and Bourg-Saint-Andéol, has the strongest summer demand: rivers, limestone cliffs, vineyards and hilltop villages. The Ardèche Cévennes and the uplands around Saint-Agrève, Lac d'Issarlès and the Mézenc rely on walking, fishing and cool summers, with lower prices. In the north, the Haut-Vivarais and the Eyrieux valley, followed by the Dolce Via cycle path, draw short breaks from Lyon and Saint-Étienne. The Valence TGV and Montélimar stations lie on the Drôme bank of the Rhône; the A7 motorway runs alongside the department rather than through it.
Local building stone follows the geology: pale limestone in the south, schist and granite in the Cévennes, basalt and stone slab roofs on the plateau. Former silk farms divide easily into units, but roofs and insulation need costing. Mediterranean storms cause flash floods on the Ardèche, the Chassezac and their tributaries, so read the risk report attached to the compromis de vente, the preliminary contract. The south is also exposed to wildfires, and owners must clear scrub around buildings. Outside villages, the private septic system, inspected by the local SPANC service, must cope with every unit. Each gîte is a meublé de tourisme (furnished holiday let) registered through a national online service since the law of 19 November 2024; see the new holiday-let rules (in French). If a plot comes with planning permission, check it can no longer be challenged; our comparison of buying versus creating a gîte (in French) helps you decide.
Yes. A private sale is possible and ma-propriete.fr also carries listings from private sellers. A notaire, the public officer who handles property sales, must still sign the final deed. Without an agent, take extra care over surveys, unit registration, the septic inspection and the booking website; our gîte buying guide (in French) covers each step.
It depends on bookings outside July and August, on facilities such as a pool or river access, and on running costs. Ask for past accounts, then test your figures with our holiday rental simulator (in French).
A private lake brings obligations: legal status, dam maintenance, fishing rights. Browse our lakes and ponds for sale and have the notaire check the water status before signing.
