Farmland prices around a poultry farm in 2025 : our statistics and the SAFER benchmark

On a poultry farm, value sits mainly in the houses and their equipment, yet acreage remains necessary for the outdoor runs of free-range poultry, Label Rouge and organic birds, for spreading droppings and for keeping the site isolated. Two sources help you place an offer. Our statistics, drawn from the sales recorded by the French tax administration (DVF), show the prices actually paid; the SAFER benchmark of land values is the reference for vacant and tenanted land and pasture.

Across France, 14,328 sales of agricultural land were recorded in 2025, at a median price of €5,307/ha (average €6,059/ha; 80% of transactions between €2,500 and €10,537/ha). The SAFER benchmark of land values puts vacant land and pasture at €6,460/ha (+0.9% year on year) and tenanted land at €5,350/ha (+2.5%), an average discount of around 17% where a tenant farmer is in place.

What makes a poultry farm for sale in France different

Poultry houses, equipment and outdoor runs

A chicken farm is judged first on its houses: usable floor area, age, insulation, ventilation, heating, feed lines, drinkers and computerised climate control. On a broiler farm, the capacity per batch and the sanitary break between two flocks set the number of batches raised each year, and therefore the income. On an egg farm, the interior layout (aviaries, nest boxes, egg belts, conveyors) and the housing system, free range, barn or organic, determine the code stamped on each egg and its selling price.

Around the houses, listings mention feed silos, the standby generator, the manure store or droppings platform, the hygiene lock and the fenced, planted runs required for Label Rouge, free-range and organic production. A recent site upgraded to current standards sells well above an old house, because bringing a poultry building back to standard is costly. The birds, replaced at every batch, weigh little in the price; machinery and feed stocks are valued separately.

Production areas and the regions with the most farms on the market

Western France holds most of the poultry farms for sale in France: Brittany and Pays de la Loire combine standard broiler houses, turkey units, laying-hen farms and farmhouse brands such as Loué poultry in Sarthe or Janzé chicken in Ille-et-Vilaine, backed by a dense network of slaughterhouses, feed mills and producer groups. Normandy, Hauts-de-France and Centre-Val de Loire offer sites often attached to arable farms, which absorb the manure and supply part of the grain.

The South-West forms the second basin, with Label Rouge farmhouse poultry in Landes and Gers, fattened ducks in Périgord and Landes and a growing share of organic units, in areas repeatedly affected by avian influenza. Ain and Saône-et-Loire host the protected designation of Bresse poultry, while free-range and organic egg farms are found in every region near consumer markets, often with direct sales and short supply chains.

Points to check before buying a poultry unit

The first point is the outlet. Most broiler houses operate under an integration contract or within a producer organisation: the integrator supplies chicks, feed and technical support, the farmer provides the building and the labour, paid on the margin of each batch. The contract does not pass automatically to the buyer; its continuation and conditions must be confirmed in writing before signing. For a unit of laying hens, check likewise the contract with the packing centre or the egg-products plant, or the reality of the direct-sales customer base.

Then come the site's regulatory status (declaration, registration or authorisation under the ICPE environmental regime depending on flock size), the manure-spreading plan, the biosecurity plan (hygiene lock, fencing, protection of the runs), the housing system for layers, since no new cage building may be brought into production, and the area's history regarding avian influenza. On the land side, the purchase remains subject to the structures control and to SAFER's pre-emption right, and rented land follows the rural lease.

Buying, taking over or selling a poultry farm in France

A poultry holding is rarely sold as a single block. The seller usually sells the houses, the farmhouse and the land he owns, transfers the machinery and passes on the integration contract with the producer group's agreement; when the farm is run as a company (EARL, GAEC, SCEA), the transaction covers shares, with their own warranties and tax treatment, compared in our article selling the assets or the shares of a farming company. Some houses are also sold on their own, to a neighbouring farmer enlarging his unit, or let in a gradual handover.

For the buyer, the takeover follows a logical order: define the project (broilers or eggs, label or organic, integration or short supply chain), cost the upgrading work, obtain the producer organisation's agreement, confirm the agricultural qualification and the financing, then secure land and buildings before signing. Frequently asked questions about buying a poultry farm in France

How much does a poultry farm cost in France?

The price depends first on the houses: their number, floor area, age, equipment and compliance, a recent building being worth several times an old one needing renovation. Then come the farmhouse, the land at the regional farmland price, the machinery, and the value of the outlet: integration contract, farmhouse brand or direct-sales customers. A free-range egg farm and an integrated broiler farm therefore cannot be compared on acreage alone.

Can a foreigner or a non-farmer buy a poultry farm in France?

Yes. There is no restriction on nationality: European and other foreign buyers purchase French farms regularly. The conditions are the same for everyone: hold the agricultural professional qualification or partner with a qualified farmer, and pass the structures control; without a French agricultural diploma, training and a mentoring period are often required. Integrators and producer groups then provide technical support, which makes a takeover accessible to a committed newcomer.

Does SAFER intervene in the sale of a poultry farm?

Yes, for the land element: the sale of agricultural land and buildings is notified to SAFER, the rural land agency, which may exercise its pre-emption right, with exceptions such as a sale to a family member or to the sitting tenant. The structures control applies in parallel, particularly when the buyer is enlarging an existing farm.
