A poultry farm for sale in Grand Est takes very different shapes depending on whether you look at the Alsace plain, the open cereal country of Champagne or the livestock areas of the Argonne and the Vosges. The region combines arable farming that supplies feed on the doorstep, broiler and laying units set up as a second enterprise, and holdings selling birds and eggs through short supply chains. The listings gathered here come from farmers handing over, from agencies specialising in rural property and from notaries, and they detail the buildings, the equipment and the production system. This eastern selection rounds out our national catalogue of poultry farms for sale.
This page supplies what a listing leaves out: land prices across the region, the departments where supply comes up most regularly, the condition of the building stock and the controls specific to poultry keeping. Before you commit, our white paper « Créer une exploitation agricole » (in French) describes the stages of setting up, from the administrative steps to the financing package.
Land remains the largest item when buying a poultry farm. According to sales recorded by the French tax administration (DVF, vineyards excluded), the median price of agricultural land in Grand Est stood at €5,611/ha in 2025, with an average of €7,490/ha across 1,233 sales; 80% of transactions fall between €3,151 and €14,830/ha, against a national median of €5,307/ha.
The SAFER benchmark of land values (2025 figures) puts vacant land and pasture at €6,510/ha (-4.4% year on year, 0.0% over ten years), against a national average of €6,460/ha; land already let sells around 17% lower.
Beyond area, what carries the value of a unit is the building and everything around it: insulation, ventilation, heating, the feed line, silos, biosecurity entry room, concreted apron and access usable all year, plus handling equipment and any egg-packing room. The outlet weighs comparably, whether that is an integration contract, membership of a production organisation or an established local clientele. Cross-check all of it against our land price observatory and our financial calculators.
The regional stock runs from long standard houses built to take batch after batch, through label rouge buildings with a grass range, to laying units on the floor, in aviaries or free range. The technical visit covers the year of construction, the frame, the insulation and weather-tightness, the ventilation type, the heat source, the condition of the feed line and whether the entry room complies. Look as well at the floor, the drainage of washing water and the manure storage capacity. A broiler farm recently brought up to standard is worth nothing like a unit that needs rebuilding.
On any chicken farm, test the strength of the outlet before making an offer: the remaining term of the contract, the conditions on which the producer group takes over, the price and the collection schedule for each batch. Holdings that process or sell direct, particularly around the larger towns, are valued separately, with their workshop, their approval and their customer base. Where a property is sold with a dwelling house and land, ask for the price to be broken down item by item.
Bas-Rhin and Haut-Rhin, on the Alsace plain, combine a long poultry-keeping tradition, well-known farmhouse produce built around goose and capon, and some of the most contested farmland in France. Marne, Aube and Haute-Marne, in Champagne, carry mostly indoor units attached to arable holdings, with feed grown a few kilometres away. Ardennes and Meuse, far more grassy, hold mixed farms where poultry supplements dairy or beef, on land that is markedly more affordable.
Moselle and Meurthe-et-Moselle benefit from the proximity of Metz, Nancy and the cross-border corridor, which supports direct selling and collective farm shops. In the Vosges, upland holdings pair modest volumes with outdoor ranges and local trade. An egg farm comes up more often in the cereal departments and within reach of the main consumer areas.
Start with the regime that applies under the classified installations rules: declaration, registration or authorisation according to flock size, with a change of operator notified to the prefecture. Ask for the order in force and read its requirements, which may restrict working hours, nuisance or any extension of the site. Check the spreading plan, the effluent storage capacity and whether the holding sits in a nitrate vulnerable zone under the European directive, widely applied on the Alsace plain and in the cereal districts, where protecting the groundwater imposes strict rules.
Then satisfy yourself that there is an up-to-date biosecurity plan, proper downtime between batches and working avian influenza precautions, particularly along migration corridors. On the land side, the rural lease continues with the buyer subject to the landlord's agreement, and the transaction remains subject to the structures control, the French authorisation regime for farming a given area, and to SAFER's pre-emption right. Have the buildings, the equipment and the land valued separately rather than accepting one overall figure.
Sellers here are individual farmers, rural estate agencies and notaries' offices across eastern France. Use the filters by department, area or budget, set up an alert to receive new listings as they are published, and continue your search across all farms for sale in Grand Est, where you will also find mixed holdings pairing a poultry unit with other productions.
