Looking for a poultry farm for sale in Moselle takes you to a department where farming sits alongside large towns and a very busy border. Poultry here divides between table-bird units run beside cereals, flocks of laying hens whose eggs sell through producer shops, and farms finishing capons, turkeys and guinea fowl for the festive season. The properties gathered on this page are entrusted to us by farmers arranging their retirement, by specialist agencies and by notaries, with the buildings and equipment described. They belong to the French selection of poultry farms for sale.
On this page: land prices in Moselle, the districts where holdings change hands, how to read an existing poultry house in technical terms, and the duties that come with the sector. For anyone considering a first holding, our white paper « Créer une exploitation agricole » (in French) covers the whole route, from the preliminary formalities to the funding plan.
Land remains the largest item when buying a poultry farm. Land transaction data does not cover this department (Alsace-Moselle land register), so the figures below are those of the Grand Est region. According to sales recorded by the French tax administration (DVF, vineyards excluded), the median price of agricultural land in the region stood at €5,611/ha in 2025, with an average of €7,490/ha across 1,233 sales; 80% of transactions fall between €3,151 and €14,830/ha, against a national median of €5,307/ha.
The SAFER benchmark of land values (2025 figures) puts vacant land and pasture at €5,380/ha (-4.6% year on year, +1.9% over ten years), against a national average of €6,460/ha; land already let sells around 17% lower.
Away from the farmed area, several things make the price: how the poultry building is designed, its insulation and ventilation, the heating, the silos, the feed line, the egg room and cold store, the concrete apron and the quality of the access. Add the flock, the collection or plucking equipment and, above all, goodwill: cross-border customers, market pitches, arrangements with retailers, any integration contract. To compare, open our land price observatory and then our financial calculators.
The department offers enclosed standard broiler houses built to run batch after batch, free-range buildings with a grass range managed under label rouge or organic rules, and laying rooms fitted out on the floor or in aviaries. A technical visit dwells on the frame, the insulation, the type of ventilation, the heat source and its cost, how level and sound the floor is, whether the biosecurity entry room complies, and the state of the silos. A house recently brought up to standard, with a washing area and all-year access, sits at a wholly different level from a volume whose takeover calls for structural work.
Husbandry says a great deal about value: the length of empty periods, how regular collection is, how performance is tracked batch by batch. Where a producer group supplies chicks and feed, check the remaining term of the contract and the conditions for taking it on. Farms that slaughter or pack for themselves are valued differently, together with their workshop, approval and customer base. In a holding sold with a dwelling house and land, ask for an item-by-item breakdown rather than a single figure.
The Saulnois, around Château-Salins, Dieuze and the Étang de Lindre, and the Pays de la Nied east of Metz remain the most farmed areas, with arable and livestock holdings where a poultry unit or an egg farm brings diversification. The Metz country and the Moselle corridor up to Thionville offer a dense customer base but land contested by urban growth. To the east, the Pays de Bitche, the Sarrebourg area and the edges of the Warndt combine forest, pasture and small holdings geared to selling locally.
Closeness to Luxembourg and the Saarland sustains steady demand for farm produce and lifts the value of built property in the north of the department. The Saulnois and the eastern margins, by contrast, leave more openings for a contained budget. A chicken farm there finds a buyer more readily when it keeps easy access to the roads towards Metz, Sarreguemines or the border.
On a broiler farm, the classified installations regime sets the framework: declaration, registration or authorisation depending on flock size, with a change of operator notified to the prefecture. Ask for the order in force and measure on the ground the distances to dwellings, since suburban growth along the Moselle corridor makes extensions trickier here than elsewhere. Animal health requires an up-to-date biosecurity plan, disciplined management of empty periods and housing arrangements that can be deployed during an avian influenza episode, the ponds of the Saulnois drawing large numbers of migrating birds.
Then check effluent storage and spreading, classification as a nitrate vulnerable zone under French water rules and, for holdings that process, whether the health approval can be transferred. On land, the rural lease continues with the buyer subject to the landlord's agreement, and the transaction remains subject to the structures control, the authorisation regime governing who may take over farmland, and to SAFER's pre-emption right. Valuing buildings, equipment and land separately will make the funding package easier to assemble.
Sellers are individual farmers, rural estate agencies and notaries' offices in Moselle. Pick the area, budget or type of production that interests you, set up an alert so a new posting does not pass you by, and carry the search on to the poultry farms for sale in Grand Est.
