Buildings, equipment and flock on a poultry holding

The department holds few very large standard broiler houses and rather more mid-sized buildings: fixed houses with a grass range, free-range housing moved across pasture, floor-laying rooms fitted into former cattle sheds. A visit covers the frame and roof, insulation, ventilation and heating, the nature of the floor, the entry room, the washing area and water disposal. A poultry house recently brought up to current standards, fitted with silos and served by a concrete apron, does not trade at the level of an older volume that will have to be rebuilt throughout.

On an egg farm, flock and equipment are assessed item by item: nest boxes, grader, cold room, on-farm slaughter gear, fencing and range shelters. In a department where short supply chains dominate, value also lies in market pitches, delivery rounds and arrangements with local shops, which the buyer should secure before signing. For a holding that includes a house, outbuildings and land, insist on a breakdown of the price, since a lender does not treat the production tool and the dwelling in the same way.

Areas within the department and pressure on land

The Saintois and the Xaintois, around Vézelise and Haroué, and the Lunévillois, between Lunéville and Blâmont, are the most farmed areas, mixing beef cattle, crops and second enterprises. The Toulois, with its mirabelle orchards and vineyards, and the Val de Lorraine from Pont-à-Mousson to Dieulouard offer holdings close to consumer centres. To the north, the Pays-Haut from Briey to Longwy is a cereal plateau of large fields, where cross-border employment has reshaped the rural economy.

Around Nancy and along the Moselle valley, urban pressure and development schemes make land scarce and keep values firm, while the south of the department and the edges of the Pays-Haut leave more room. The trade-off for distance is distance from customers: a chicken farm built on direct sales loses much of its point once it is cut off from its catchment.

Points to watch when taking over

On a broiler farm, the classified installations regime applies as soon as flock size passes the thresholds: declaration, registration or authorisation, with a change of operator notified to the prefecture. Read the requirements in force, particularly distances to dwellings, since the closeness of villages and suburban housing often limits any plan to extend. Check the biosecurity plan, how empty periods between batches are run, batch traceability and the housing measures foreseen during an avian influenza episode, which the migration routes of the Moselle valley make a practical concern.

If the farm slaughters, cuts or packs eggs, make sure the health approval or exemption can transfer with the business. Check manure storage, the spreading plan and any classification as a nitrate vulnerable zone under French water rules, which applies across much of the cropping land. On rented ground, the rural lease continues with the buyer subject to the landlord's agreement, and the transaction remains subject to the structures control, France's authorisation regime for taking over farmland, and to SAFER.
