Are you looking at a poultry farm for sale in Auvergne-Rhône-Alpes? The region brings together well-known production areas, the Bresse in the Ain, the Dombes with its ducks, the Forez plain and the middle Rhône valley, alongside a scattering of smaller farm units built around direct selling. The listings gathered here are placed by farmers handing over, by specialist rural agencies and by notaries; they state the floor area of the houses, the production system, the status of the land and the outlet in place. They sit alongside all the poultry farms for sale in France.

Beyond the listings, this page supplies the benchmarks buyers usually lack: farmland prices across the region, the departments where supply is thickest, the condition of the buildings to inspect on a visit and the checks specific to the sector. If you are setting up for the first time, our white paper « Créer une exploitation agricole » (in French) traces the path from appraising the project to arranging the finance.

Farmland prices around a poultry farm in Auvergne-Rhône-Alpes in 2025

Land remains the largest item when buying a poultry farm. According to sales recorded by the French tax administration (DVF, vineyards excluded), the median price of agricultural land in Auvergne-Rhône-Alpes stood at €3,887/ha in 2025, with an average of €4,786/ha across 1,230 sales; 80% of transactions fall between €2,161 and €8,738/ha, against a national median of €5,307/ha.

The SAFER benchmark of land values (2025 figures) puts vacant land and pasture at €5,100/ha (+4.9% year on year, +3.7% over ten years), against a national average of €6,460/ha; land already let sells around 17% lower.

Beyond the hectares, the value of a poultry unit sits first in the production tool: the length and condition of the houses, the quality of the ventilation and heating, a compliant biosecurity entry room, the silos, the washing area and access suitable for lorries. Then come the production system, the range attached to each building, any contract in force or established direct-sale customer base. To place these against real figures, use our land price observatory and our financial calculators.

What sets a poultry farm for sale in Auvergne-Rhône-Alpes apart

Buildings, equipment and production systems

The regional stock is mixed: standard houses on the plains, smaller farm buildings opening onto a wooded range, duck units in the Dombes, houses of laying hens on the floor or in aviaries producing table eggs. On a visit you look at the frame and insulation, the ventilation type, the heating method, the floor surface, the state of the silos and feed augers, and whether the biosecurity entry room meets requirements. A chicken farm whose house has recently been refurbished or fitted with a heat exchanger trades well above an older building whose takeover means heavy works and a long empty period between batches.

The outlet carries just as much weight. Some units run under an integration contract with a producer group that delivers chicks and feed and collects the batches; others live off a weekly market, a nearby egg-packing station or a local customer base that passes on with the farm. Where the sale includes a dwelling house and land, ask for the price to be broken down item by item: the house belongs to the residential market, the buildings and machinery to the production tool, and the parcels to the farmland market.

The departments of the region and their poultry areas

The Ain is the region's poultry heartland: the Bresse, around Bourg-en-Bresse and Montrevel, with its protected farm chicken, and the Dombes, where duck rearing sits alongside the ponds. The Drôme and the Ardèche extend the picture down the Rhône valley, with units often attached to orchards or vineyards. In the Loire, the Forez plain holds both free-range poultry farms and larger houses, while the Rhône, around the Monts du Lyonnais, draws on a consumer market on its doorstep for direct sales. The Isère mixes lowland units with diversified holdings in the north of the department.

On the Auvergne side, the Allier and the Puy-de-Dôme combine poultry with arable cropping, feed often being grown on the holding itself in the Bourbonnais and the Limagne; the Haute-Loire and the Cantal mostly carry supplementary units on grassland farms. In Savoie and Haute-Savoie, altitude and pressure on land limit large buildings: what comes on the market there tends to be small units sold with a house, whose value owes as much to the residential market as to the business. Handovers remain steadier in the Ain, the Loire and the Allier than in the Alpine departments.

Points to check before committing

Whether a holding needs a declaration, a registration or an authorisation as a classified installation depends on how many birds are kept, and the prefecture must be told when the operator changes. Ask for the prefectural order in force and read its requirements. Avian influenza prevention calls for a written biosecurity plan, fenced surroundings and controlled management of the ranges, with housing orders that also reach free-range flocks. The distance to dwellings and third parties, a sensitive matter in tourist and peri-urban areas, governs any later extension.

On the land side, check how much of it is rented: the rural lease continues with the new farmer subject to the landlord's agreement, and the transaction remains subject to the structures control, the French authorisation regime for taking over farmland, and to SAFER's pre-emption right. In mountain areas the spreading area available and winter access deserve particular attention. Have the buildings, the machinery and the land valued separately, and settle what happens to the flock and the stocks on the day of handover.

On this page, holdings are put online by private owners, by rural estate agencies and by notaries. You can filter by department, building area or budget, and set up an alert so that new listings reach you as they appear, whether you are after a broiler farm or an egg farm.
