Here land explains only part of the price. What also counts is the quality of the livestock building, its insulation and ventilation, the presence of an egg-packing room, the collection equipment, the birds on site and, very often, a solid going concern: delivery rounds, farm shops, public catering and cross-border custom. The local stock mixes moderately sized broiler houses, aviaries and floor-laying buildings, often completed by movable shelters set on grass. Buyers check the structure and roof, insulation and air renewal, heating, the condition of the silos and feed auger, then the compliance of the entry room and washing area. On a laying unit, the collection belt, the temperature-controlled store and the candling and grading equipment are part of the production tool and represent an investment the incoming farmer should cost precisely.
Work already carried out to bring a building up to standard is a price argument, as are lorry-friendly access and spare ground around the house. Many holdings work without an integration contract and market their own output: the customer base, the delivery agreements and local reputation are then part of what changes hands. Where the listing covers a whole holding with house, land and buildings, have the professional tool separated from the rest at the first visit, since funding and taxation differ.
Holdings are found mainly in the Albanais, around Rumilly and Alby-sur-Chéran, in the country below Geneva, on the plateau des Bornes and in the Chablais, from Thonon-les-Bains towards the slopes around Douvaine. The Faucigny, around Bonneville and La Roche-sur-Foron, still has mixed holdings where a poultry unit sits alongside a herd. Higher up, in the Aravis range and the Abondance valley, cheese production occupies the ground and birds are only a sideline sold on the spot.
The department faces some of the sharpest pressure on land in France: proximity to Geneva, Annecy and Lake Geneva, the weight of cross-border employment and residential demand push values up and leave little farmland free. That same density of population is, however, a considerable outlet for a farm selling direct. Searches succeed more easily away from the main towns, towards the west of the department and the boundary with Ain.
The classified installations regime applies above a given flock size, as declaration, registration or authorisation; ask for the prefectural order and check the requirements on odour, noise and effluent, which matter all the more where housing is close by. The biosecurity plan, batch traceability, respect of the sanitary void and the measures applied during an avian influenza episode should all be examined before an offer. Where eggs are packed or meat processed on site, the health approval or exemption the holding enjoys must be transferable to the buyer.
On the land side, a poultry building on the market often comes with rented parcels: the rural lease continues with the new operator, subject to the landlord's agreement, and the deal remains subject to the structures control, the French authorisation regime for taking over farmland, and to SAFER. Check the planning documents, since the zoning of the plots governs any future extension, and have the buildings, the equipment and the land valued separately rather than accept a single unexplained figure.
