Irrigation, drying and Adour valley buildings

Maize governs how the farm is organised here, and water is the key to it. Before committing, establish where the resource comes from, a collective network supplied by mountain reservoirs and the Neste canal, direct river abstraction or a borehole, the volume authorised, the share devoted to seed multiplication and the condition of reels, pivots and hydrants. A grain farm without secure water is a different proposition altogether. Then examine the dryer, its capacity, its energy source and its compliance, along with the bins, the intake pit and how lorries move through the yard.

Sheds in the Adour valley, often raised piecemeal as the holding grew, vary widely in condition: asbestos cement sheeting to deal with, cracked slabs, spans too narrow for current machines. The farmhouse in river cobble and brick, common across the plain, belongs to the residential market of the Tarbes conurbation and is negotiated separately from the productive assets. A disused cattle shed or piggery can be turned over to machinery storage once its structure and drainage have been checked.

Tarbes plain, Rivière-Basse and the Lannemezan plateau

The Rivière-Basse, around Maubourguet and Castelnau-Rivière-Basse, and the Adour valley up to Vic-en-Bigorre hold the most sought-after ground: deep alluvium, regular field patterns, well-equipped irrigation. The Tarbes plain continues that basin, carrying the land pressure of the conurbation and its infrastructure, together with the Tarbais bean, grown under a quality label. Eastwards, the Magnoac slopes and the ground near Trie-sur-Baïse mix cereals, sunflower and livestock on heavier clay. The Lannemezan plateau, with its acid, waterlogged silts, offers more affordable arable land that demands drainage and liming in return.

To the south, the valleys of Aure, Louron, Barèges and Argelès-Gazost fall outside broadacre cropping: grass, gradient and pastoral systems prevail. The market in whole holdings therefore plays out on a narrow band where neighbours are frequently candidates for expansion. Visit in wet weather to judge how the soils drain and whether the tracks stay usable, two factors that shape the field calendar all season.

Water, structures control and the legal frame of a handover

Ask for the documents that prove security of supply: the agreement with the body managing collective abstraction, the volumes notified, the record of restriction orders issued during low flows on the Adour, water bills and maintenance contracts on the equipment. Fragile irrigation reshapes a business plan more surely than a point of yield. Then check how the land is held: in a department where tenancy is widespread, look at the remaining term of each lease, the rent, the landlord's consent to the transfer and the tenant's pre-emption right. The structures control, the prefectural authorisation to farm, and possible intervention by SAFER frame the whole transaction.

Look as well at commercial commitments, seed maize contracts, cooperative supply obligations and quality-label specifications, which rarely pass automatically to a buyer. Verify the transfer of basic payment entitlements, the consistency of declared areas, the crop-protection store, the fuel tanks and the dryer's electrical installation. On fields close to watercourses, enquire about flood zones and the buffer strips required along the banks.
