Taking on a goat farm for sale in Auvergne-Rhône-Alpes means choosing between very different models: dairy herds supplying a creamery in the Rhône valley, farmhouse units with their own cheese dairy in the Drôme and the Ardèche, and small mountain flocks grazed on rough pasture in the two Savoie departments. Sellers are goat keepers preparing their handover, rural land specialists and notaries, and each listing sets out herd size, forage area, milking equipment and whether processing takes place on site. They sit among the goat farms for sale across the whole of France.

Farmland and pasture prices for a goat farm in Auvergne-Rhône-Alpes in 2025

Land weighs heavily on the budget for a goat farm. Transfers published by the French tax authorities (DVF, excluding vineyards) put the median for farmland in Auvergne-Rhône-Alpes at €3,887/ha in 2025, with an average of €4,786/ha over 1,230 sales. Eight transactions in ten settle between €2,161 and €8,738/ha, where the national median is €5,307/ha.

A second reference, the SAFER land value benchmark, sets vacant land and pasture at €5,100/ha for 2025, +4.9% in a year and +3.7% over a decade; the French average is €6,460/ha, and a sitting tenant costs a plot roughly 17% of its value.

Land is only part of what you pay for. The goat house, its ventilation and bedded areas, the milking parlour and its platform, the milk room, the bulk tank and, where there is one, the cheese dairy with its ripening cellar and health approval all weigh heavily on the asking price. Then come the herd itself, its breeding and its health record, and the outlet: a collection contract with a creamery, or a direct-sale customer base built up season after season. What sets goat farms for sale in Auvergne-Rhône-Alpes apart

Housing, milking and the cheese room

A viewing starts with the goat house: air volume and ventilation, the state of the roof structure, bedded areas, feed passage, feed barriers, how batches are separated and whether there is a dedicated space for kids. Milking comes next, with the platform, the number of units, automatic cluster removal, the wash system and the bulk tank, whose age often signals an upgrade in the near future. A dairy goat holding with a recent parlour and a properly sized effluent pit sells above a building converted from former cattle housing, a common pattern here, where handling and wash-water circuits usually need work.

Where cheese is made on the farm, the assessment widens: every room counts, from the making area to the drying room, from the ripening cellar to the cold store, along with the wash-up space and the farm shop, and so does the health approval or the direct-sale exemption, neither of which transfers automatically to a new operator. Holdings offered with a dwelling house and land deserve a line-by-line breakdown, since the house, the working buildings, the machinery, the herd and the land answer to different benchmarks and different lending rules.

The departments of the region, one by one

The Drôme and the Ardèche are the regional heartland, with herds supplying creameries alongside farms processing their own milk, from the Diois to the Drôme hills and the Ardèche plateaux; Picodon is made here under a protected designation, which supports the value of approved units. The Rhône and the Loire share the Pilat massif, home of Rigotte de Condrieu, where farmhouse producers sell largely into Lyon and Saint-Étienne. In Savoie and Haute-Savoie, herds stay small, grazed on pasture and summer alpine ground, and feed the Chevrotin chain.

Westwards, Cantal, Haute-Loire and Puy-de-Dôme remain cattle country, but grass is plentiful and pasture prices moderate: you will find farmsteads that convert well to goats, usually paired with selling at markets and in the resorts. The Allier offers larger acreages for a measured entry cost. The Ain mixes livestock and arable between the Bresse, the Dombes and the Bugey, while the Isère combines cereal plains with the uplands of the Vercors and the Trièves, where anything coming to the market is scarce and quickly spoken for.

Checks to run before you commit

Goat units fall under the French classified installations regime once the herd passes a given size: below that threshold the departmental health rules apply on their own, above it a declaration or a registration is required, and the prefecture has to be told when the operator changes. Read the order currently in force, measure the distance to neighbouring dwellings, which governs any future extension, then check manure and parlour effluent storage capacity and the spreading plan. In mountain areas, winter access to the buildings and self-sufficiency in forage are worth inspecting on the ground.

Herd health is decisive: ask for CAEV, paratuberculosis and brucellosis screening results, somatic cell counts and breeding records before settling on a price. Legally, a goat cheese farm usually works rented parcels: the tenancy carries on for the benefit of the purchaser once the owner agrees, and the deal goes through the structures control, the French authorisation regime for taking over farmland, and SAFER's pre-emption right. Confirm too that the milk collection contract or the right to produce under the protected designation can genuinely be transferred.
