Few departments give a buyer looking for a goat farm for sale in Saône-et-Loire such a favourable backdrop: two protected goat cheese designations are recognised here, Mâconnais and Charolais, both made from raw milk and largely on the farms themselves. The buyer checks frame, roof, ventilation, flooring and bedding, the milking plant and milk room, then the cheesemaking chain: make room, ventilated drying room, temperature-controlled ripening cellar. On farms certified under Mâconnais or Charolais, those rooms must match the practices written into the specification, notably for moulding and draining: any alteration is prepared with the designation's governing body before the purchase.
The herd is judged on milking doe numbers, replacement kids, the number and origin of the bucks, the spread of kidding, milk results and health status. Alpine and Saanen animals dominate dairy herds. Where the sale covers a whole package with house and land, insist on an item-by-item valuation: in the Mâconnais and on the Côte chalonnaise, the house and any ground near the vineyards can absorb a large share of the asking price.
The Mâconnais, from Lugny and Azé to the edge of Mâcon, brings together limestone slopes, small acreages and land contested by the vine: it is the cradle of the designation that bears its name. The Cluny country and the Charolais and Brionnais, around Cluny, Charolles, Paray-le-Monial and Marcigny, offer wide grassland, a deep livestock tradition and competition for ground driven by suckler herds. The Côte chalonnaise, from Buxy to Givry, combines well-off customers with restricted acreage. The Autun country and the southern Morvan hold larger grass units, while the Bresse around Louhans and Cuiseaux keeps farms within reach.
Certification under a designation is a selection criterion in its own right: the farm centre and its land must lie inside the delimited area and the herd must be managed in line with the specification. A goat cheese farm outside that area is not thereby penalised: short supply chains along the Saône corridor, from Chalon-sur-Saône to Tournus and Mâcon, ensure a steady outlet.
The review starts with the classified installations regime, the French environmental permitting system: declaration beyond the threshold in the official nomenclature, registration for larger herds, notice to the prefecture when the operator changes. The processing workshop needs health approval or the exemption for direct retail sale, with a food safety plan, own-checks and traceability. If the farm is certified under a designation, add an examination of the last inspection by the certifying body, of any follow-up required, and of how certification passes to the buyer, which is never automatic.
Land comes next: telling owned ground from rented ground, the landlords' agreement for leases to continue, the structures control, the French authorisation regime for taking over farmland, and SAFER's pre-emption right, especially active where vines and cattle compete for parcels. Have milk analyses, health reviews and CAEV monitoring verified. Finally, such a business is best taken on with the seller alongside for a full season, from kidding through to ripening.
