In few departments does the choice of system matter more than the choice of district: hunting for farms for sale in the Saône-et-Loire means deciding first between suckler breeding in the Brionnais, free-range poultry in the Bresse, arable ground in the Saône valley and the limestone slopes of the Chalonnais, since the capital each demands differs sharply. This is also the department where handovers follow one another fastest in the region, so supply keeps renewing. Properties reach us from retiring farmers, rural agencies, notarial offices and succession advisers; their listings state area, herd, buildings, machinery and how the land is held, and join our national set of farms for sale in France.

Then comes what no listing spells out: how a hectare of hedged pasture compares with alluvial ground, which districts genuinely turn over, and which checks eliminate an ill-prepared candidate. The paragraphs below address that district by district, separating what belongs to the soil, to the herd and to the contract. A buyer arriving from another region saves months of searching that way. For the earlier stages of setting up, from legal form to funding package, lean on our white paper « Créer une exploitation agricole » (in French).

Farmland prices in Saône-et-Loire (71) in 2025

Land forms the base of a farm's value. DVF, the property sales database published by the French tax administration (vineyards excluded), records a 2025 median of €2,349 per hectare in Saône-et-Loire (71), an average of €2,437 and 391 sales; four transactions in five fall between €1,629 and €3,300, against a national median of €5,307.

The SAFER land value benchmark sets €2,550 per hectare for vacant land and pasture offered for sale in the same year, -0.8% over one year and +6.2% over ten, against €6,460 nationally. Land sold with a tenancy in place is valued at €2,180, a discount of about 15%.

Against the Bourgogne-Franche-Comté region, whose median is €2,773 per hectare, this department sits 15% lower. For commune-level detail and comparisons with neighbouring areas, see our land price observatory, then cost your purchase with our financial calculators.

Farms for sale in the Saône-et-Loire: four distinct routes

From the Charolais cradle to Bresse poultry

The south-west of the department is the cradle of the Charolais breed: suckler beef units there run well-known breeding herds whose bloodline carries a decisive share of the value transferred. At the other end, the Bresse plain hosts poultry enterprises raising free-range birds on grass runs under demanding specifications, where the building and the approval matter more than acreage. Arable holdings occupy the alluvial Saône valley, while the limestone slopes of the Mâconnais support vines and small cheese-making goat units.

Each route suits a different buyer. Suckler breeding calls for grassland area, cash tied up in stock and patience over the payback. A poultry enterprise transfers with its contract and its certified runs, on modest land capital but a binding set of rules. Lowland cropping is financed on machinery and rotation. Goat cheese, finally, lives on processing and direct sale: there the dairy is worth as much as the working farm around it.

Brionnais, Clunisois, Bresse louhannaise, Saône valley

The Brionnais and the Charolais, around Marcigny, Semur-en-Brionnais and Charolles, hold the most sought-after hedged country in the department: good permanent pasture, plentiful livestock buildings, and neighbours forever ready to expand. The Clunisois and the Autunois, hillier, offer cheaper but more scattered units, often part woodland. The Bresse louhannaise, towards Louhans and Cuiseaux, keeps medium-sized mixed and poultry farms on heavy, wet soils. The Saône valley, from Tournus to Chalon, concentrates the best arable land and the steepest entry prices outside the vineyard.

The immediate approaches to the vineyard, on the Côte chalonnaise and in the Mâconnais, defy comparison: classification of the parcel governs value there, and ordinary farmland competes with planting rights. For a first purchase, the triangle between the Autunois, the Clunisois and the northern Brionnais remains the compartment where complete holdings still change hands without automatic overbidding.

Specifications, regulated buildings and local rivalry

Two checks dominate, depending on the zone. In the Bresse, the production area for free-range poultry is tightly drawn and the rules govern the strain kept, stocking density, grass run per bird and rearing length: a shed outside the area, or without approval, is not worth what a compliant neighbour's is. On cattle farms, what weighs is shed capacity, compliance of slurry and manure stores, classified-installation status and siting distances from third parties.

The rest is ordinary rural law, applied in a market tightened by expansion. SAFER arbitrates between several neighbouring candidates when it exercises its right, and favours new entrants; a costed technical file, filed early, counts for more than a higher bid. Permission to farm depends on thresholds in the regional structure plan. As for a sitting tenant, his priority claim to buy governs the handover timetable. For land alone, look at vacant farmland.

The flow of listings is the region's heaviest, which makes sorting decisive: start with the production and the share of grassland, then refine by district and by area. An e-mail alert puts you in front of hedged-country holdings, which sell quickly. Sellers, notaries and agencies across the department publish their instructions online. The eight-department picture sits on the page for farms for sale in Bourgogne-Franche-Comté.
