At a median of €150,000 in 2025, country houses in Grand Est remain below the national benchmark, after a 10.0% rise since 2020. For a gîte, the most telling line is tourist inland communes, covering mountain and hinterland areas: a median of €137,462 but +14.6% between 2021 and 2025, the strongest rise in the region, while communes on the shores of the large lakes, classed as coastal, have fallen. Departments range from €105,000 in Haute-Marne to €186,000 in Meurthe-et-Moselle, and Vosges shows the steepest rise since 2020 (+16.5%). A property with several gîtes compares with the large-home market, with a regional median of €550,000. Note that in Alsace and Moselle, sales are recorded in the Livre foncier (local land register) and do not appear in these figures.
The region falls into four areas. Alsace, between the Rhine and the Vosges, has the Wine Route with its half-timbered villages, Strasbourg, Colmar and the Northern Vosges regional nature park: demand is strong almost all year, driven by German, Swiss and Dutch guests, and prices follow. The Vosges mountains, shared by Vosges, Haut-Rhin and Bas-Rhin, run two seasons, walking and lakes in summer, skiing in winter, within the Ballons des Vosges regional nature park. The Lorraine plateau, from Metz and Nancy to the Moselle ponds and the Meuse, combines art cities, remembrance tourism around Verdun and lakes such as Madine. Champagne and the Ardennes offer listed vineyards, the Der and Orient lakes and the Ardennes forest, close to Paris and the Benelux. The high-speed LGV Est links Paris with Reims, Metz, Nancy and Strasbourg, and the airports of Strasbourg, Basel-Mulhouse and Metz-Nancy-Lorraine serve foreign guests.
Buildings vary widely: half-timbered houses in Alsace, long Lorraine farmhouses under curved tiles, massive Vosges farmhouses with large roofs, limestone and chalk in Champagne, schist and slate in the Ardennes. Renovating a gîte means budgeting for insulation, heating and compliance, as winters are cold. Check natural hazards commune by commune: flooding along the Meuse, Moselle, Marne or Ill, mudslides on vineyard slopes, mining subsidence in former Lorraine coalfields and iron basins. The loi Montagne governs building in the Vosges, the loi Littoral the shores of the large lakes. In Alsace and Moselle, ownership is recorded in the Livre foncier under local law, which the notaire (the notary handling the sale) builds into the timetable. Each gîte is a meublé de tourisme (furnished holiday let) registered through a national online service since the law of 19 November 2024, with more powers for the mairie (town hall); our article on the 2025 furnished holiday-let rules (in French) sums them up.
The most sought-after properties are along the Wine Route and in Vosges valleys such as Munster. The Northern Vosges, the Outre-Forêt and the Sundgau offer lower prices and nature-loving guests.
The median country house in the region sells for €150,000, with one sale in ten above €255,000. A house with one or two gîtes sits higher; a gîte complex in a large home approaches the prestige market. Test your project with our holiday rental simulator (in French).
Renovating a barn or farmhouse costs less to buy but takes works, permits and several seasons to build a clientele. Taking over a trading gîte brings bookings, reviews and a rating, at a price that reflects them.
