A gîte for sale in Bas-Rhin puts you in one of eastern France's busiest holiday areas. Strasbourg, its cathedral, the Petite France quarter and the Christmas market draw visitors all year; the Alsace Wine Route through Obernai, Barr and Dambach-la-Ville, Mont Sainte-Odile and Haut-Kœnigsbourg castle form the classic tour. Further north, the forests and ruined castles of the Northern Vosges and the half-timbered villages of the Outre-Forêt offer a quieter pace.
Typical properties are Alsatian farmsteads around a courtyard, village houses with one or two lets in the old barn, and forest-edge estates with several units. Buyers usually want a house with gîte: a home plus rental income. This page is for them, for those taking over a trading gîte and for owners preparing a sale. Set up an email alert (in French) to follow new listings.

DVF data does not cover this department: in Alsace-Moselle, sales are recorded in the Livre foncier (land register) and are not published in the DVF database, so the regional figures apply.

Alsace's Livre foncier land register does not feed the DVF database, so the tables show Grand Est sales, whose average hides wide gaps. Per square metre, tourist inland communes stand at €1,350 and peri-urban rural areas, such as villages near Strasbourg, at €1,529. For a gîte property, larger than the regional average house of 112 m², the Grand Est large-home range, €371,900 to €892,000 for eight sales in ten, is a second benchmark. The vineyard belt and Strasbourg's surroundings likely sit at the top of these ranges: have any valuation confirmed by a notaire.
The wine foothills between Marlenheim, Molsheim, Obernai and Barr attract the most visitors and the highest prices, driven by wine tourism and village festivals. The Bruche valley, Champ du Feu and Donon massif draw walkers, cyclists and cross-country skiers. In the north, the Northern Vosges regional nature park around La Petite-Pierre and Niederbronn-les-Bains appeals to families, while the Outre-Forêt near Wissembourg and the Alsace Bossue in the west are more affordable. The Ried along the Rhine suits cycling holidays. Strasbourg station has TGV services, Strasbourg-Entzheim airport serves Europe, the A4 and A35 motorways cross the department, and neighbouring Germany brings short-break guests.
Half-timbered houses with wattle-and-daub walls and fish-scale tiles need regular upkeep: cost timber, lime render and roofing before buying, and expect controls near listed monuments. On the loess hills of the Kochersberg and the foothills, storms cause mudflows; on the plain, the Ill, Bruche and Moder can flood and the Alsace water table can rise into cellars. The risk report annexed to the compromis de vente, the preliminary sale contract, lists these hazards. Since the law of 19 November 2024, each meublé de tourisme (furnished holiday let) is registered through a national online service and communes have greater powers: near Strasbourg, check with the mairie (town hall) and read our summary of the new holiday-let rules (in French).
Without department DVF data, start from regional figures: €150,000 for a Grand Est country house in 2025 and a €550,000 median for large homes. A house with one or two gîtes falls in between, higher on the Wine Route than in the Alsace Bossue. Our article on what a gîte costs (in French) explains what drives value.
The Christmas markets, wine festivals and cross-border short breaks extend the season, especially near the vineyards. Returns still depend on weeks let, rates and costs: ask for accounts and bookings, then use our holiday rental profitability simulator (in French).
The sale is signed before a notaire after a compromis, then entered in the Livre foncier, specific to Alsace-Moselle. If the website, customers and contracts are sold too, that part may be a fonds de commerce (business goodwill). Check registrations, ratings, drainage and surveys.
