Between the Alsace plain, the vineyards and the Vosges ridges, a gîte for sale in Haut-Rhin serves guests who come back in every season. Colmar's Little Venice, the wine villages of Riquewihr, Kaysersberg and Eguisheim, the Route des Crêtes and the Grand Ballon make up a circuit well known to German, Swiss, Belgian and Dutch holiday-makers. Mulhouse's car and railway museums, the Alsace open-air museum, the fortified town of Neuf-Brisach and the Sundgau ponds add further reasons to stay.
Properties range from half-timbered winegrowers' houses with one or two lets to large character homes able to hold several gîtes, and upland farmhouses. This page is for buyers after a house with gîte, for those taking over a trading gîte and for owners thinking of selling. Set up an email alert (in French) for new listings across Alsace.

As elsewhere in Alsace-Moselle, sales go through the Livre foncier land register rather than DVF, so benchmarks are regional. The trend is still telling: between 2021 and 2025, country houses in tourist inland communes rose by 14.6%, twice as fast as remote rural areas (+7.4%), and the department's vineyards and Vosges valleys fall into that tourist category. A gîte property, often large, is closer to the large-home market, with a regional median of €550,000 and €1,475/m², well below the €822,000 national median.
The Wine Route from Ribeauvillé to Turckheim and Eguisheim concentrates wine tourism, Christmas markets and short breaks: demand is strong and entry prices high. The Munster valley, with its farm inns and cheese, and the Thur and Doller valleys lead into the Ballons des Vosges regional nature park, where summer walking and winter skiing give two seasons. In the south, the Sundgau and the Alsatian Jura around Altkirch and Ferrette offer half-timbered farmhouses, ponds and lower prices. EuroAirport Basel-Mulhouse-Freiburg, TGV stations at Mulhouse and Colmar and the A35 and A36 motorways provide access, with Switzerland and Germany next door.
A winegrower's house with its courtyard, cellar and timber frame lends itself to a separate holiday let, but several wine villages are protected and façade work is controlled. In the mountains, old farmhouses need winter access, efficient heating and compliance with the loi Montagne, the planning law for mountain areas. The south, around Mulhouse towards Basel, lies in a moderate earthquake zone, and the Ill, Thur and Doller can flood: the risk report attached to the compromis de vente, the preliminary contract, sets this out. Each gîte is a meublé de tourisme (furnished holiday let). The law of 19 November 2024 provides for registration through a national online service, which is not yet in place and is due to open in the fourth quarter of 2026. To make the most of the vineyards, read our article on agritourism and wine tourism (in French).
The Wine Route brings plenty of guests in spring, summer and the Christmas market season, but prices are high and space tight. Vosges valley properties are roomier and cheaper, with a winter season near the ski areas. The quieter Sundgau suits a family project on a smaller budget.
No return is guaranteed: it depends on weeks booked, rates and costs. Ask for bookings and accounts, compare them with our article on gîte profitability (in French), and take advice from an accountant on tax.
Add notaire fees, which our notary fee calculator (in French) estimates, furniture and, if the website and customers are sold, the price of the fonds de commerce (business goodwill). The sale ends with a final deed entered in the Livre foncier, after mandatory surveys and a septic inspection.
