From the ramparts of Langres to the shores of Lac du Der, a gîte for sale in Haute-Marne sits in a department of forests, lakes and historic towns that remain off the beaten track. Langres, birthplace of Diderot, overlooks the plateau where the Marne rises; Chaumont and its viaduct, the Château du Grand Jardin in Joinville, the Charles de Gaulle memorial at Colombey-les-Deux-Églises and the spa town of Bourbonne-les-Bains round off the sights. The Forests national park, shared with Côte-d'Or, draws walkers and nature lovers.
Across Grand Est, gîtes usually come with an old farmhouse, a large period house or a group of several units. This page is for buyers looking for a house with gîte on a moderate budget, for those taking over a rural gîte and for owners preparing to sell. Haute-Marne has the lowest prices in Grand Est: a median of €105,000 for a country house in 2025, or €968/m². More surprisingly, tourist inland communes are the cheapest, at €74,260 and down 8.4% between 2021 and 2025, while the communes on Lac du Der, classed as coastal, reach €120,000. Buying the buildings costs little; the challenge lies in works and filling the calendar. Large homes with several gîtes, rare here, compare with the regional prestige benchmark of €550,000. The 13.5% rise since 2020 nonetheless shows growing interest.
In the south, the Langres area combines the walled town, the source of the Marne and four reservoir lakes suited to swimming and water sports. The Bassigny and the Apance valley around Bourbonne-les-Bains welcome spa guests for stays of several weeks. To the south-west, the national park forests around Arc-en-Barrois and Auberive suit walkers, riders and those who come to hear the autumn stag rut. In the centre, Chaumont and the Marne valley have services and stations. In the north, the Der around Saint-Dizier and Lac du Der-Chantecoq attracts sailors, cyclists and crane watchers in autumn. The A31 motorway serves Langres from Nancy and Dijon, the A5 links Chaumont and Langres with Troyes and Paris, and the Paris-Mulhouse railway stops at both towns.
Traditional buildings combine limestone house, barn and stable under one roof, with large volumes easy to divide into gîtes; the Der builds more in timber framing and brick. Winters on the plateau are harsh, so insulation, heating and roofs weigh heavily for a gîte open all year. Valley floors can flood and clay soils can shift: check the risk report. In hamlets, the SPANC service checks individual septic systems. Each gîte is a meublé de tourisme (furnished holiday let), with energy performance requirements phased in. The national online registration service introduced by the law of 19 November 2024 is not yet in place; it is scheduled to open in the fourth quarter of 2026. Our white paper on creating a rural gîte (in French) covers the steps.
Yes: one country house in ten sells for under €43,000. A low price usually signals works, a quiet area or guests still to find, so cost renovation, equipment and a few launch seasons first.
Near Bourbonne-les-Bains, letting to spa guests fills a gîte for several weeks at a time, outside the summer season. It calls for step-free access, a full kitchen and weekly or monthly rates.
Gather recent bookings and accounts, the registration, any rating, the septic inspection and the mandatory surveys, and describe the local clientele clearly. Our article on how to sell a gîte (in French) sets out the process.
