A gîte for sale in Vosges has an edge few areas in north-eastern France can match: two holiday seasons, summer around the lakes and trails, winter on the slopes. Gérardmer, the Longemer and Retournemer lakes, La Bresse, the Hohneck and the Route des Crêtes, within the Ballons des Vosges regional nature park, draw families, walkers and skiers. To the west, the spa towns of Vittel, Contrexéville and Plombières-les-Bains, Épinal and its popular prints, and Domrémy-la-Pucelle broaden the appeal.
Properties are often old Vosges farmhouses whose cowshed or barn holds one or more gîtes, sometimes sold with or without them, plus chalets and forest-edge village houses. The median Vosges country house sold for €147,900 in 2025, in line with the region, but geography creates real gaps. Tourist inland communes, meaning the mountains and their valleys, reach €168,000 and €1,692/m², up 13.3% between 2021 and 2025, against €127,000 in remote rural areas, mostly in the west. A farmhouse with gîtes, outbuildings and more land than the 2,704 m² department average sits above these medians, though usually below the €550,000 regional median for large homes.
The High Vosges, from Gérardmer to La Bresse and Ventron, see the strongest demand and prices; closeness to lakes and slopes counts for more than floor area. The Moselotte and upper Moselle valleys around Remiremont offer cheaper properties near the resorts. The Saint-Dié area combines fir forests, pink sandstone and access to Alsace. The western plain and the Vôge, with their spa towns, attract spa-goers and walkers at much lower prices. Épinal and Remiremont have direct TGV services from Paris, the N57 links Nancy to Remiremont, the A31 runs along the west, and Metz-Nancy-Lorraine and Basel-Mulhouse airports are within reach.
The Vosges farmhouse gathers home, cowshed and barn under one broad roof, often with a ramp up to the hayloft; in the mountains, exposed walls are clad in tavaillons, small wooden shingles. These volumes easily hold several gîtes, but snow load, insulation and heating weigh on the budget, especially since the law of 19 November 2024 phased in energy performance rules for meublés de tourisme (furnished holiday lets). The loi Montagne, the mountain planning law, restricts new building. In isolated hamlets, check the water supply (sometimes a private spring needing quality tests), the septic system inspected by the SPANC, winter access and radon potential in granite areas. Valley floors along the Moselle and Meurthe can flood: the risk report annexed to the compromis de vente, the preliminary contract, covers this.
The mountains give two seasons and loyal guests, but prices are higher, with a €168,000 median for country houses in tourist inland communes, and upkeep is heavier. Valleys near the resorts are a good compromise; the cheaper western plain relies on spa visitors, fishing and cycling for a shorter season.
Many buyers do: the purchase is cheaper, but you must fund works, obtain planning consent, register each unit (the national online registration service is not yet in place and is due to open in the fourth quarter of 2026) and build a clientele. Our white paper on creating a rural gîte (in French) sets out the steps.
It depends on the area, weeks let in summer and winter, rates and costs, notably energy at altitude. Ask for bookings and accounts, test your assumptions with our holiday rental profitability simulator (in French) and consult an accountant on tax.
