Between the large lakes of the Forêt d'Orient and the slopes of the Côte des Bar, a gîte for sale in Aube draws on three assets: water, champagne and heritage. Troyes, with its half-timbered old town, churches with old stained glass and factory outlet shops, attracts visitors all year. The Orient, Temple and Amance lakes offer swimming, sailing and birdwatching, while the Riceys vineyards, Essoyes, Renoir's village, and Clairvaux abbey extend the stay. Guests come from the Paris area, Belgium and the Netherlands, often on their way south.
Across Grand Est, gîte properties are mostly old farmhouses with separate units, groups of gîtes and large period houses. This page is for buyers after a house with gîte, for those taking over a trading rural gîte and for owners planning to sell. Our email alert (in French) keeps you posted on new gîtes in Aube.

At a median of €140,000 in 2025, country houses in Aube sit below the regional average, and prices were flat over the year. For a gîte, the useful benchmark is the communes on the shores of the large lakes, classed as residential coastal because the loi Littoral (coastal planning law) applies to them: the median there reaches €163,000, the highest in the department, but it fell 19.6% between 2021 and 2025. A property with several gîtes then joins the large-home market, where the regional benchmark is €550,000. This calm market leaves room to negotiate.
East of Troyes, the Forêt d'Orient regional nature park combines forest, ponds and the large reservoir lakes; Brienne-le-Château and the wetter Champagne Humide to the north have villages of timber and brick. This area lives mainly on summer, with an autumn boost when the cranes pass through. In the south-east, the Côte des Bar around Bar-sur-Seine, Bar-sur-Aube and Les Riceys combines champagne vineyards, cellars and stone villages, and wine tourism spreads the season from harvest to the year-end holidays. In the south-west, the Pays d'Othe and the Chaource area, with forests, cider orchards and cheese, offer cheaper properties and nature-loving guests. The A5 and A26 motorways meet near Troyes, which has trains from Paris.
The Champagne Humide builds in timber framing, cob and brick; the chalk plain uses chalk blocks, which suffer from damp; the Côte des Bar builds in limestone, often over cellars. Have the timber, render and roofs inspected before costing a conversion. The Seine and Aube valleys remain prone to flooding despite the reservoirs, and clay soils to subsidence: check the risk report. Near the lakes, the loi Littoral restricts new building. Rural septic tanks fall under SPANC inspection. Since the law of 19 November 2024, any meublé de tourisme (furnished holiday let) in Aube is declared through a national online platform; see our article on formalities for opening a gîte (in French).
Lakeside communes are sought after and new building is restricted, so properties are scarce and dearer than elsewhere. Looking in the Champagne Humide or villages near Troyes keeps you within reach of the beaches for less.
Taking over a trading gîte brings bookings, a rating and sometimes a label, but the price reflects that. Converting a barn costs less to buy, with works, delays and guests to find. We weigh up both options in buying or creating a gîte (in French).
Budget for notaire fees (the notary who handles the sale), which our notary fee calculator (in French) estimates, plus furniture, surveys, compliance work and, if a fonds de commerce (business goodwill) is transferred, its own formalities.
