A luxury property for sale in Aube falls into three quite distinct areas: the Pays d'Othe with its timber-framed farms tucked among orchards, the Champagne humide around the Forêt d'Orient lakes, and the Troyes area, where the chalk-stone master house sometimes sits alongside cellar rooms built for the Champagne trade. This landscape of gentle hills and well-watered valleys offers a varied setting for large residences. Browse every luxury property for sale listed by private owners, specialist agencies and notaries in Aube.
This page gathers real price benchmarks for these different areas, a tour of the Pays d'Othe, the Champagne humide and the Seine valley, along with the checks worth making before buying near the lakes or in wine country. To build your project from the first viewing to completion, read our guide to buying prestige property in France. Prices vary noticeably between the lakeside areas, much in demand, and the more discreet Barrois.
Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.
The market in Aube is too thin to publish a reliable department-level benchmark (10 sales between 2021 and 2025): the benchmarks below are those of the Grand Est region.

These benchmarks place an asking price within its market; they do not replace a valuation of the property itself, whose worth depends on condition, architecture, outbuildings and setting. The breakdown by stratum (coastal, rural tourist, ordinary rural) and the full methodology are in our observatory of luxury property prices in France (in French). Then work out purchase costs and borrowing capacity with our financial tools and calculators, and prepare your project with our guide to buying luxury property in France.

In the Pays d'Othe, around Aix-en-Othe, the timber-framed farm, often set among an apple orchard, is the most recognisable type, with its exposed timber frame and traditional wattle-and-daub infill. Around Troyes and in the Troyes area, the chalk-stone master house, plainly proportioned, sometimes comes with vaulted cellar rooms inherited from the Champagne trade. In the Barrois to the south, and along the Seine valley, residences become rarer and more rustic, built in local stone. Roof pitches also tend to be steep, a practical response to a climate wetter than the Champagne plain further east.
Outbuildings vary by area: presses and cellar rooms in wine country, barns and sheds in the Pays d'Othe, boat stores or fishing cabins around the Forêt d'Orient lakes. On the latter, closeness to water means checking the condition of the banks and the permits attached to any waterside work. On timber-framed farms, restoring the wattle-and-daub infill and older joinery is an item of work to plan for.
The Pays d'Othe, between Aix-en-Othe and Ervy-le-Châtel, offers a hedgerow landscape prized for its orchards and its quiet. The Champagne humide, around Lac d'Orient, Lac Amance and Lac du Temple within the Forêt d'Orient regional park, attracts buyers looking for nature and water sports. The Troyes area, around Troyes and Bar-sur-Seine, adds more urban-adjacent properties, while the Barrois remains a discreet and affordable area. Buyers drawn to sailing or fishing usually settle within easy reach of one of these three lakes.
Aube has no TGV station, but Troyes station, served by Intercités services to Paris-Est, together with the A5 motorway, give reasonable access for a rural department. The Pays d'Othe and the area around the Forêt d'Orient lakes remain the most sought-after, while the Barrois and the deeper Troyes area offer comparable properties at more accessible levels. This less direct connection steers some buyers towards a second home rather than a full-time residence.
Around the Forêt d'Orient lakes, the flood risk prevention plan and the regional park's rules strictly govern building and bank works; check the plot's exact buildability before any project. On the Pays d'Othe's timber-framed farms, the condition of the wattle-and-daub infill and the frame deserves a specific survey, as this type of building is sensitive to damp. Reserve a realistic budget for underpinning where a survey finds early signs of movement in the timber frame.
The chalky subsoil of the Troyes area can hide underground cavities that should be surveyed before any extension project. In wine country, check the SAFER's pre-emption right and any current leases if the property is sold with vines, along with whether the cellar rooms meet current production standards. Also have the condition of any water structures checked on a property bordering a stream or a lake.
