A luxury property for sale in Marne is best understood through chalk: Champagne master houses built in cut chalk stone over vaulted cellars dug into the subsoil, manor houses in the Marne Tardenois, plainer residences of the Brie champenoise further west. The Montagne de Reims, the Marne valley and the Côte des Blancs form a landscape of hillsides where fine buildings sit alongside the great Champagne trading houses. Browse every luxury property for sale listed by private owners, specialist agencies and notaries in Marne.
This page gathers real price benchmarks for these different areas, a tour of sought-after hillsides and valleys, the character of Champagne buildings and the checks to make before buying near the vineyards or in the chalky Champagne plain. To prepare your project in detail, read our guide to buying prestige property in France. Price gaps between the listed hillsides and the chalky Champagne plain are among the widest seen anywhere in the region.
Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.
In Marne, 36 sales of luxury properties were recorded between 2021 and 2025. The median price stands at €636,000*, with an average of €713,000; the floor/ceiling range (P10–P90) runs from €384,800 to €1,123,500. These benchmarks place an asking price within its market; they do not replace a valuation of the property itself, whose worth depends on condition, architecture, outbuildings and setting. The breakdown by stratum (coastal, rural tourist, ordinary rural) and the full methodology are in our observatory of luxury property prices in France (in French). Then work out purchase costs and borrowing capacity with our financial tools and calculators, and prepare your project with our guide to buying luxury property in France.

Around Épernay and on the Montagne de Reims, the master house in cut chalk stone, with classically proportioned façades, is frequently paired with vaulted cellars dug several metres deep, inherited from the great Champagne trading houses. In the Marne Tardenois, the manor house and farm-chateau in limestone dominate a landscape of wooded hillsides, while the Brie champenoise, further west, keeps plainer residences amid grain-farming land. The chalky Champagne plain, to the east, offers more scattered buildings suited to large farms. Ceilings tend to be higher here than in the plainer farmhouses elsewhere in the department, a legacy of the trading houses that first built them.
The outbuildings reflect the department's wine and farming activity: old presses, cellar rooms, barns and occasionally an orangery accompany the main house. On properties near the listed hillsides, the presence of appellation vines means clearly separating the value of the vineyard land from that of the buildings in any negotiation. A specific survey of the older cellar rooms usually reveals the consolidation work still needed.
The Montagne de Reims, a regional nature park, and the Marne valley, between Épernay, Aÿ and Dormans, hold the most sought-after residences thanks to their well-known wine setting. The Côte des Blancs, around Vertus and Cramant, adds further character master houses. Further east, the chalky Champagne plain around Châlons-en-Champagne and Vitry-le-François, and the Brie champenoise to the west, offer more rural properties at noticeably more accessible levels.
Reims station and the Champagne-Ardenne TGV station at Bezannes put most of the department within an hour of Paris; the A4 and A26 motorways complete the network. The listed wine hillsides remain the most sought-after and the most expensive areas, while the chalky Champagne plain and the Brie champenoise offer comparable properties at markedly more affordable prices. This convenience partly explains the strong demand for hillsides closest to Épernay and Reims. Buyers who want quick weekday access to Paris usually concentrate their search close to these two stations.
The cellars dug into the chalk, common around Reims and Épernay, need a structural inspection before any purchase: seepage, subsidence and access to the galleries should be checked by a professional. The listing of certain Champagne hillsides, houses and cellars as a World Heritage site imposes strict planning rules and requires the sign-off of the Architecte des Bâtiments de France for any change visible from the vines.
In wine country, check the SAFER's pre-emption right, current leases and whether the cellar rooms meet production standards if the property is sold with appellation vines. The chalky subsoil can also hide unrecorded cavities; a preliminary survey is recommended before any extension or swimming pool project. Also have the upkeep cost of a large planted park estimated before finalising your purchase budget.
