Champagne carries the name of Marne around the world, and a gîte for sale in Marne benefits directly from it. Reims cathedral, the Basilica of Saint-Remi and the Palais du Tau, and the champagne hillsides, houses and cellars listed as World Heritage, from Hautvillers to the Avenue de Champagne in Épernay, draw French and international guests. Further south and east, Lac du Der, Châlons-en-Champagne and its canals, the Argonne forest and the Montagne de Reims regional nature park offer a nature-based alternative.
Gîte properties here often combine several separate units and many bedrooms in old farmhouses or winegrowers' houses, as well as large estates where letting accommodation adds to the main home. This page is for buyers after a house with gîte, investors drawn to wine tourism, those taking over a trading gîte complex, and sellers. An email alert (in French) flags each new Champagne listing.

The median country house in Marne sold for €180,000 in 2025, well above the Grand Est figure. The gap comes mainly from peri-urban communes under the influence of Reims, Épernay and Châlons: €216,500 against €142,700 in remote rural areas. A gîte near the vineyards and stations therefore costs peri-urban prices, while one in the Argonne or the chalk plain is priced as rural. Properties with several gîtes, often large homes, compare with the prestige market: a median of €636,000 in the department, with eight sales in ten between €384,800 and €1,123,500.
The vineyards are the tourist heart of the department. The Montagne de Reims, the Marne valley around Hautvillers and Aÿ, the Côte des Blancs south of Épernay and the Côte de Sézanne welcome champagne lovers from spring to the year-end holidays; Reims adds business visitors. In the south-east, Lac du Der-Chantecoq, shared with Haute-Marne, and the timber-framed churches of the Perthois attract sailors, cyclists and birdwatchers. To the east, the Argonne and Sainte-Menehould offer forest, ponds and lower prices, as does the farming chalk plain. The A4 motorway links Paris, Reims and Lorraine, the A26 runs south to Troyes, and the Champagne-Ardenne TGV station puts Reims within easy reach of Paris and Roissy airport.
In the vineyards, winegrowers' houses often have an enclosed yard, a press house and cellars dug into the chalk: good for conversion, but check vaults, cavities and damp. The Champagne Humide and Argonne build in timber framing, cob and brick. Communes in the Marne valley are prone to flooding, and hillsides to runoff and mudslides in storms: the risk statement supplied with the compromis de vente (preliminary contract) will tell you. Outside villages, septic systems are inspected by the SPANC service. Each gîte is a meublé de tourisme (furnished holiday let) registered on the national online service created by the law of 19 November 2024; the optional 1 to 5 star rating is explained in our article on gîte ratings (in French).
The median country house sells for €180,000, but one sale in ten exceeds €312,820, often near towns and vineyards. A house with an adjoining gîte sits above the median; a gîte complex in a large home approaches prestige prices.
A compromis comes first, then the final deed before the notaire, the notary who handles the sale. If the customer base, name and booking website are transferred, part of the deal may be a fonds de commerce (business goodwill) separate from the property. Check each unit's registration, surveys and septic inspection.
Wine tourism and Reims visitors lengthen the season, but purchase prices are higher too. Read our article on gîte profitability and test the numbers with our holiday rental simulator (both in French).
