Tourist inland communes, few in number, sit around €127,500 and fell 18.0% between 2021 and 2025, so the most scenic setting is not the dearest. A property with several gîtes, however, belongs to the large-home market, with a departmental median of €615,000 and eight sales in ten between €401,000 and €960,700.
The corridor from Pont-à-Mousson through Nancy to Lunéville has the towns, services and business guests: a gîte can work all year, but prices are highest. To the west, the Toulois and its vineyards, partly in the Lorraine regional nature park, combine mirabelle plum orchards, villages and the Moselle valley, followed by the Voie Bleue cycle route. To the south, the Saintois and the hill of Sion offer open, quiet countryside. To the east, the Lunéville area and the Vosges foothills around Baccarat, Badonviller and Pierre-Percée lake suit walkers, anglers and water-sports fans, at lower prices. In the north, the Pays-Haut around Longwy and its Vauban fortifications lives by cross-border work in Luxembourg. The A31 and A33 motorways serve the department, Nancy has TGV services to Paris and Metz-Nancy-Lorraine airport is close by.
The traditional Lorraine house is a long terraced farmhouse, with living quarters, barn and stable in a row under a shallow roof of curved tiles, fronted by an open strip called the usoir. The volumes suit gîte conversion, but central rooms lack light, so budget for openings and insulation. In the Pays-Haut, former iron mines expose some communes to subsidence, covered by prevention plans; the Moselle, Meurthe and Vezouze valleys can flood. Read the risk report attached to the compromis de vente. Septic systems are inspected by the SPANC service. Each gîte is a meublé de tourisme (furnished holiday let) registered online since the law of 19 November 2024. Our article on where to buy a gîte (in French) compares locations.
The Lunéville area, the Vosges foothills and the Saintois offer quiet villages, forests and lower prices than around Nancy. Demand is more seasonal: walking, fishing and the lake.
Yes: Nancy's hospitals, universities and firms bring weekday lets outside holidays. These guests expect reliable internet, a desk and easy road or rail access; stays are shorter, which means more cleaning and check-ins.
Banks look at your deposit, existing income and the gîte's forecast. Prepare figures and model your project with our financing plan calculator (in French), then have an accountant check it.
