According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Auvergne-Rhône-Alpes stood at €230,000 in 2025, with an average price of €246,927 and a median price of €2,200/m² of living space (16,528 house sales in rural municipalities over the year). 10% of houses sold for less than €98,000 (floor price, 1st decile) and 10% for more than €410,000 (ceiling price, 9th decile). The typical country house offers 109 m² of living space on an average plot of 3,243 m², i.e. around 0.3 ha.

What makes country houses in Auvergne-Rhône-Alpes special

Rural architecture shaped by the terrain

In Cantal and Haute-Loire, the dark basalt volcanic farmhouse, under a stone-slab or tile roof, dominates alongside upland cheese-making huts. In Isère, Savoie and Haute-Savoie, the timber-and-stone chalet with painted shutters sits alongside the alpine farmhouse with its overhanging roof. Towards Ardèche and the Drôme, the limestone mas under canal tile already hints at Provence, while in the Allier, Puy-de-Dôme and the Rhône, golden-stone manor-style houses from Burgundy or Beaujolais shape the vineyard landscape. Along the Allier and upper Loire, stone-slab roofs gradually give way to canal tiles on the way down towards Le Puy-en-Velay, marking a clear shift in climate between mid-mountain terrain and gentler valleys. In the Beaujolais, the golden Pierres Dorées stone, between Villefranche-sur-Saône and l'Arbresle, sets this area apart from the rest of the wine-growing Rhône.

The land around these houses varies greatly with altitude: hectares of pasture and woodland in mountain areas, vines and orchards in Beaujolais or southern Ardèche, an enclosed garden around village houses in the Loire or the Allier. Many properties still have farm outbuildings (barn, bread oven, byre) that can be converted into a gîte or workshop. The summer-pasture farms of the Cantal, built at altitude around Allanche, Murat or Salers, often keep an attached buron, once used for making fourme or Cantal farmhouse cheese, a heritage feature much sought after for a mountain gîte project.

From the Alpine massifs to the Allier valley

In Haute-Savoie, around Annecy, the Chablais and the Genevois, and in Savoie, around Aix-les-Bains and the Tarentaise, country houses with mountain views are the most expensive in the region, driven by proximity to Switzerland and the ski resorts. In Isère, the Trièves, the Vercors and the Grenoble area offer a balance between local employment and unspoilt countryside. In Ardèche, around Aubenas, Vallon-Pont-d'Arc and the gorges, as in the Provençal Drôme near Nyons and Dieulefit, demand for holiday homes stays strong. The Chablais, between Thonon-les-Bains and Évian, and the Genevois around Annemasse, remain especially sought after for their proximity to Switzerland and cross-border jobs, while the Vercors, around Villard-de-Lans and Die in the Drôme, appeals for its limestone plateaus and forests still largely untouched by tourist crowds.

Cantal, Haute-Loire around Le Puy-en-Velay, the Allier towards Montluçon and Moulins, and Puy-de-Dôme outside the Clermont-Ferrand conurbation offer the most affordable prices in the region for a stone house with a large plot, while the vine-growing Rhône and the Loire around Roanne sit in an intermediate range. Around Moulins in the Allier and Riom in the Puy-de-Dôme, village houses in volcanic stone or brick stay affordable for a main home, with a convenient regional train link to Clermont-Ferrand or Vichy.

What determines the price of a country house in Auvergne-Rhône-Alpes

Three factors dominate: distance to the major cities (Lyon, Grenoble, Annecy, Saint-Étienne) and to TGV stations, altitude and aspect, decisive in mountain areas for sunlight and winter access, and the condition of the old building, particularly the energy rating of poorly insulated stone farmhouses. A renovated farmhouse in the Chablais and a smallholding to renovate in the Combrailles can show a very large price gap for a comparable floor area. The mountain climate also calls for checking the quality of roof and attic insulation, often neglected in old alpine farmhouses, as well as the resilience of electricity connections during prolonged snow cover.

Also check the private drainage system, fibre-optic coverage for remote working, the local plan rules in agricultural or natural zones, and the risk of damp or land movement on steep slopes, common across the region's mountain ranges. Radon, a gas naturally present in the granite soils of the Massif Central, deserves specific testing in the Cantal, Haute-Loire and parts of the Puy-de-Dôme, alongside the stability of clay soils during dry spells in the plains of the Forez and Roanne areas.
